Article V -- 5.3 (A) Landscaping - It is the duty of each Lot Owner to maintain the landscaping on the lot in good condition. Any replacement or modification to original landscaping shall be consistent with the original landscaping and the overall landscaping design of the Project, with special care to incorporate native, drought resistant plants.
5.6a Private Access Road: All lots abutting said private access(road) inclusive, hereby agree to the following for the purpose of sharing expenses of maintaining the right-of-way and repair and with respects to the responsibility for the payment of such maintenance and repairs.
5.6b (x) Any oral representation or modification concerning this section of this declaration shall be of no force or effect.

Article VII -- 7.1 Land Use and Building Type: No lot shall be used except for residential purposes by the owner, their tenants, and social guests.
7.3 (A) No tree, shrub, or planting of any kind shall be allowed to overhang or otherwise encroach upon any sidewalk or other pedestrian way from the ground to a height of eight feet.
7.5 No structure of a temporary character, trailer camper, recreational vehicle, boat, inoperable automobile, or similar equipment shall be permitted to remain on the front of any lot or with view of the street for more than forty-eight(48) hours.
7.17 Right to Lease must be in writing and must be for more than 30 days

RULES AND REGULATIONS

New Rules and Regulations were approved and adopted at the Annual Membership
Meeting held on September 27, 2018 at The Common Area of Wildwood HOA
Once approved, the rules and regulations will be enforceable beginning thirty (30) days after the September 27, 2018 Annual Membership Meeting
These Rules and Regulations are published to aid in the governing of Wildwood West Templeton Homeowners Association and to promote the health, safety and welfare of the members in the Association. They are a supplement to the CC&R’s and to provide for the use of the common areas, the personal conduct of owners, residents, tenants and guests. In addition to these Rules and Regulations all city, county, state and federal laws will be enforced.
Section 1. LANDSCAPING:
1.1 Any changes, alterations, or additions to the landscaping that can be seen from the street shall be approved by the Board and Architectural Review Committee (ARC) prior to commencing the work.
1.2 A minimum of 50% of the front yard (excluding walkways, driveways, and patios) shall be covered with live plant material (at maturity).
1.3 Each lot shall have a minimum of two (2) trees planted. Trees are not included in the minimum plant coverage listed in Section 1.2.
1.4 Ground coverage may be turf, decomposed granite, or other natural rock material. All bare earth must be covered by an organic material that complements the development. Lava rock or cinder rock is prohibited. Artificial grass may be approved on a case-by- case basis.
1.5 All ground cover shall be a natural earth tone. Artificially colored rock is prohibited.
1.6 Weeds and grass shall be maintained and not growing through rock, decomposed granite, and/or bark.
1.7 It is the homeowner's responsibility to maintain landscaping or hardscape on the utility easement which extends to the street.
Section 2. DRIVEWAYS/PARKING:
2.1 The parking of any vehicle, boat, trailer, or other is allowed on the originally constructed driveway and enclosed garage only. No parking on front yards (landscaped or not).
2.2 No vehicle, boat, trailer, or other may be parked in the front yard that backs up to Private Road A or Private Road B.
2.3 Plans for driveway extensions or changes shall be submitted and approved to the Board of Directors and ARC prior to commencing the work.
2.4 No structure of a temporary character, trailer, camper, recreational vehicle, boat, inoperable automobile, or similar equipment shall be permitted to remain on the front of any lot or within view of the street for more than forty-eight (48) hours.
