The Fresh Start House was a 2 bed/1 bath home in desperate need of updating. The kitchen had three sinks and mismatched cabinetry, electrical wires ran outside of walls, and the flooring featured asbestos tile with laminate patches. It was hideous and needed to work for a single mom with four kids. The floorplan was reconfigured to fit 4 bed/2 bath, and the kitchen was renovated with upper cabinets refaced to save money. It became an adorable home that sold on its first day on the market for over the asking price and nearly doubled the owner's investment. It gave her the fresh start she desperately needed after divorce.

Named after it's most recent occupants, the Chicken Coop was a 5 bed/3bath 1950s home that was sold as-is with all possessions remaining on site (red flag alert!). Emptying the house took a dozen dumpsters. All three bathrooms and the kitchen were gutted. Floors had active and extensive termite damage that necessitated major structural repairs.

The Red Ranch home had a misfortunate makeover in the '70s. It was a complete gut down to the studs in many rooms, as there was a complete change in floor plan and all new plumbing and electric installations. The 1950s house had red slab doors, red wallpaper, red carpet, red linoleum floors, red blinds, red appliances, I could go on. The kitchen was separated into three rooms, with narrow doorways and a choppy floorplan throughout the house. The new owner wanted a more masculine and traditional design featuring black and wood, and an open floorplan with airy rooms.

This house sat on the market for six months and had been unoccupied for years. In the beginning, both bathrooms were unusable, with a pan failure upstairs and no shower surround downstairs (the before photos don't show how horrible it was - the shower was drywall and the tub had 1" thick caulk in places); it also didn't have a functional hot water heater. The kitchen was a disaster and everything else needed updating. With only two bedrooms to accommodate a family of six, the floor plan had to be revisited. The house had beautiful oak built-ins, and the owner wanted to preserve as much wood as possible so most wood in the house was refinished.
