Stop the Development of a 24-hour Gas Station in a Residential Eden Prairie Community.

The petition in 2021 states:

1. Traffic volume and congestion

2. Decreased property values

3. Increased environmental risks (see my recent update for research)

4. It is completely unnecessary as there are multiple other gas station and service options within a 1.6 mile radius -- many with easier on/offs. A new gas station here adds no value to our local community.

Our community will gain nothing from this development. Even the developer/partners admit there are many existing competitors, and none of them are nested within a residential community. Nothing about this development enhances our quality of life. The partners are more concerned with the potential for profits than our wellbeing.

To date, the developer and business partners have not responded to any of the above concerns. Yet, they tell us this will "enhance" our community… but we've yet to hear exactly how. We don’t mind a commercial development that truly enhances our community but no one in the immediate area wants or needs a 24-hour gas station and service center. We have a convenience store in Walgreens in walking distance. We have two different gas stations and four service centers within a three-minute drive. We do not need or want this business in our neighborhood. 

The Eden Prairie Planning Commission and City Council need to be accountable to the thousands of residents and homeowners who will be negatively impacted by this development. Yet, a senior planning official informed me (on 5/21) that they will recommend the city move forward. And in doing so, they'll put one company’s profits above the best interests of its longstanding, tax paying residents.

It has been confirmed with the Moorestown Zoning Board that the application for the proposed Royal Farms has been withdrawn in writing without prejudice which means the proposal can be resubmitted at a later date but not likely. The meeting scheduled for October 30 is withdrawn with no further action scheduled at this time. Any plans or submissions regarding this proposal or future submissions will be monitored. In any case, this petition and all comments will be submitted to the Zoning Board to make them aware of our concerns on this or any future related proposals. The Facebook pages will be maintained for any future news.

Our goal is to stop Royal Farms from building a gas station/ convenience store at the intersection of Route 38 and Church St adjacent to Strawbridge Lake.

The developer is attempting to rezone a residential parcel for commercial development with a 16 pump gas station adjacent to family occupied dwellings and within yards of Strawbridge Lake.

~ We do not want the added traffic, noise, lighting or seating at this location!

~ We do not want to wait for cars to pull in and out of this intersection while we sit in gridlocked traffic!

~ We do not want our children tempted to cross a dangerous intersection just to get a treat or meet their friends!

~ We do not want to see Moorestown's proudest asset Strawbridge Lake littered with Royal Farms food and trash! We want to keep it clean and safe for families to enjoy.

~ We do not want the added environmental risk factors involved with having gas pumps adjacent to our neighborhood!

~ We do not want added hazards for our children being driven to and from school!

~ We do not want to take habitat away from the animals that inhabit the adjacent wooded areas which can be especially hazardous for them and us when they roam onto the highway!

~ We do not want increased trash in our streets and on our properties!

~ We do not want bright signage and billboards littering our view of the surrounding park!

~ We do not want 24-hour outdoor seating enabling loitering, panhandling, prostitution and drug use!

~ We do not want potential robberies resulting from a 24 hour business in our neighborhood! Google "Royal Farms robberies."

~We do not want to ruin the character of a town Money Magazine called "One of the Best Places to Live in America."
