Executing the Plan
A good contractor is not only highly skilled in his craft, he is a great communicator. Building is a science, and as such, involves many systems that want to function together. Understanding a building's systems--and how they work together--is essential for a good build. A good contractor will go beyond building well by carefully explaining each system to the homeowner, from setup and use to troubleshooting and maintenance.
Change Orders
No matter how well one plans, unforeseen circumstances often result in changes to the plan; in contractor speak, change orders. Some CO's cannot be helped, as when major termite damage is discovered during minor demolition, and structural repairs become foremost on the agenda. More common CO's relate to upgrades in finishes or materials, or to additional work requested while the project is under way.
Taking Ownership
Painting walls, trim, or repaired members is a great way for a homeowner to cut costs.
