Advantages and how to rent directly from us.

When you rent from Airbnb or from VRBO they charge fees to both you and the property owner. For these fees they provide valuable services to both of us. The most important thing they provide is to be the trusted middleman to process all funds according to their rules and procedures. This protects you to make sure you are getting the home or rooms you rented, and it guarantees us that we will be paid and will cover us for any damage you might do to the property. It also protects us if you cancel your reservation within 30 days of arrival.

By having a contract between us we can protect each other for most of the things they do, and it can save each of us a substantial amount of money.

It is important for you to understand that it is against their rules for us to take you directly after you have booked with Airbnb or VRBO. If we violate this rule, we can lose our rights to use Airbnb or VRBO. We will not take you directly if you booked through Airbnb or VRBO or if you have contacted us through them.

What is involved in booking directly through us.

You will call us or email at 406 407 1169  / susanjasmann@gmail.com (Susan) or 406 344 3151 / tmbass@gmail.com (Tom) and see if the dates you want are available. Before calling us check the rates shown in this section. The cost we charge you is the exact cost we charge in VRBO and Airbnb before they increase the fees for their service charges.  If the dates are available and the cost is agreed to you will sign a contract with us that will include at least the following. (Might be customized for your special needs or situation.)

1.      The total cost and payment dates that we will receive the funds.

2.      The required amount up front to reserve the reservation and how this amount is returned to you after you have checked out and we have subtracted any funds for damages.

3.      The dates that you are requesting.

4.      What happens if you cancel.

5.      Pet rules.

6.      Other house rules.

7.      Number of people and their ages.
