HOME BUYING PROCESS

STEP 1

Get Pre-Approved - Meet with a mortgage lender to determine how much house you can afford and get pre-approved. This letter strengthens your offers and shows sellers you're serious.

STEP 2

Choose a REALTOR® - Select a trusted real estate agent who knows the Houston market and can guide you through the process—from showings to negotiations.

STEP 3

Start House Hunting - Tour homes that meet your needs and budget. Consider commute time, school districts, amenities, and future resale value.

STEP 4

Make an Offer - When you find the right home, submit a strong offer with:

Earnest Money: Typically 1–3% of the purchase price
Option Fee: $100–$300 for a 7–10 day option period

This secures your right to inspect and back out if needed.

STEP 5

Schedule Inspections - Use your option period to complete inspections (general, termite, foundation, etc.). Negotiate repairs or credits before the option period expires.

STEP 6

Finalize Financing - Work closely with your lender to lock in your rate, order the appraisal, and provide all documents. Avoid making large purchases during this time.

STEP 7

Close on Your Dream Home - Receive your Closing Disclosure 3 days before closing. Bring your ID and closing funds, sign the paperwork, and get your keys!
