There are no automatic fees. Charges depend on the condition of the unit in terms of cleaning and damages, as well as any outstanding fees (i.e. final water bill, and if all keys, fobs, community access devices are returned.)
If my cat passes away, when can I get the cat deposit back?
The deposit will stay with the unit until move-out.
Can the deposit be used for my last rent?
Unfortunately, not.
Do you have a recommendation for cleaning services?
Management can send you a list of “resident-recommended" service providers.
Can I leave my moving truck overnight or a pod?
This item needs management approval.
What happens if the unit is not ready for move-in on the agreed date?
If for whatever reason we are unable to have the unit ready for the agreed date, we will let you know as soon as possible. You will have two options.
You can either cancel the lease agreement and get all your money refunded to you or you can choose a later move-in date in which case you will not be responsible for paying rent for the days that you were not able to move in.
If available, you may choose a different unit if that would work better than the other options.
What is the Lead Warning Statement and was lead-based paint used at Seacrest?
The Lead Warning Statement is not applicable at Seacrest because Seacrest was build after 1978 and no lead-based paint was used at Seacrest.
The lease states that I am aware of the condition of premises but I have not received a Move-In Itemized Statement. Will the Move-In Statement be available before I sign the lease?
The Move-In Itemized Statement will be available on the day you pick up your keys and conduct the move-in inspection so it would show the exact condition of the unit when you move in. Once signed, the Move-In Statement will automatically become part of the lease.
Can I wait to sign the lease until I receive & review the Move-In Statement?
It depends on how close you are to the move-in date. The lease will need to be signed within 5 business days of approval.
What happens if I find damages and/or areas that need to be cleaned during the move-in inspection?
Any items that are minor and only cosmetic and cannot be changed will be noted on the Move-In Statement. Any items that can be repair and/or cleaned will be directed to the Service Department and will be addressed in a timely manner.
What are the “quiet hours”?
The commonly accepted “quiet hours” are from 10pm – 8am. The term “quiet hours” is actually a misnomer. In the lease all residents agree not to create noise in or outside of their unit that would disturb the peace and quiet of their neighbors.
Do you allow lease breaks?
Lease breaks are not allowed, however there are provisions for military and mandatory work transfers. These need to be addressed by the resident manager and are handled on a case by case basis.
Can I have another person move-in?
Any person planning on living in the unit must go through the same approval process as all other applicants approved to live on-site.
Can I bring an animal on-site or get a pet after I move-in?
Any animals must be approved before being brought on-site. Please be advised that we only accept cats as pets. Dogs are only accepted as assistance animals.
How are lease renewals handled?
Residents will receive a letter a month and a half before the end of your lease with the options that will be offered at that time.
Can I just move out at the end of my lease? (i.e. without giving notice)
No. Residents will still need to provide a 30-day notice and are financially responsible for those 30 days.
What constitutes an emergency where you would enter my unit without prior notice?
Generally, we prefer not to enter a unit unless it’s absolutely necessary. While we do not have a list of occurrences, it’s usually one of the following:
a type of water emergency where water is going into the unit below
requested wellness check by police/fire department
suspected fire
What is the renter’s insurance requirements?
Min $20,000 Property / $100,000 Liability renter’s insurance policy and having Seacrest Homes Apartments listed as an additional interested party. Please note all residents 18+ need to have an active policy for the unit.
Where do I throw out my large boxes or furniture that I’m not keeping?
Boxes - There are large blue recycling bins in the trash rooms on the first level of the garage near each elevator. Boxes need to be broken down before placing them in the bins.
Furniture - Any furniture that need to be disposed of would need to be discussed with management prior to leaving it anywhere outside of their unit. In some cases there may be a charge.
Who do I contact for maintenance and what is the contact information?
Contact the Service Department via email. The email address can be found in the Contacts Tab.
How soon will my maintenance request be addressed?
The Service Department will try to address your request the same day if the request is received early in the day except for Sundays when the Service Department is only on call for emergencies. Otherwise, the maintenance requests will be handled by the next business day, unless a contractor is needed. If no date and time is requested, the technicians will be dispatched as soon as the technician is available.
What are the requirements or specifications for TV mounting? Is this a service that can be provided by Seacrest?
TV mounting is allowed; however, TV mounting is not possible in 2nd floor units due to metal studs.
The Service Department can assist with TV mounting as a billable maintenance request. The maximum size that the Service Department can mount would be 55".
The cost for any billable maintenance request is $20/hour per technician.

What if I want to request a specific date/time for maintenance?
The Service Department usually gives a time frame for when the technicians will be dispatched but will try to accommodate requests if possible. Please indicate the requested date and time in the email.
How is pest control handled?
A pest control company services the exterior of the building once a month. For any pest control issues inside the unit, contact the Service Department to arrange for service. A list of the chemicals that the company uses is found on the Resident Portal.
Will I need to pay for pest control?
The pest control service is free of charge with the exception of treatment for bed bugs if it is determined that the bed bugs originated from your unit. In case of bed bugs, it is imperative to let us know as soon as bed bugs are suspected. A pest control company representative will be brought in to inspect the unit. If infestation extends to neighboring units, you could be responsible for the charge for the treatment to the other units in addition to the charge for treatment to your own unit.
Can I make alterations to the unit?
Any alteration requests need to be approved by management. (All maintenance request forms are under the Maintenance tab.)
What are some examples of alterations?
Some examples would be:
Painting walls a different color
Hanging bigger items such as shelving, TV, or curtain rods
Replacing blinds and/or hanging curtains
Adding or replacing water fixtures such as water filters, shower heads, or bidet
Installing security cameras or replacing doorbell, such as Ring
Replacing the thermostat
How much will my water bill be?
The submetering company provided an estimate of $98/ mo. Using an average of 200 gal of water per day. However, each bill will depend on usage rather than the number of people.
Can I use the amenities in both buildings?
The fitness centers are the only amenities that residents in both buildings can use. You can only use what is provided in your building for everything else.
What are the hours for the amenities?
Most amenities are open from 8 AM – 10 PM daily with the following exceptions:
The Fitness Center is open 24 hours daily except between 1:00 PM and 2:00 PM, Mondays through Saturdays when it is closed for cleaning.
The Basketball Court is open from 9:00 AM – 9:00 PM daily.
