Most Amenities are open from 8 AM – 10 PM every day.

The Fitness Center is open 24 hours per day,
Closed for cleaning, Monday‐Saturday from 1:00 PM – 2:00 PM.
3. Residents are required to accompany guests in all common areas.
4. Guests must sign the Fitness Center Waiver prior to using the fitness centers.
5. No animals, including emotional support/companionship animals, are allowed in common areas. Service animals are exempt.
6. All personal music devices in common areas shall be permitted only with the use of earphones.
7. No pool parties allowed.
8. Events are not permitted in any common area without prior approval.
Events are considered as any gathering of more than 10 persons for a period of 2 hours or more.
Community Room Reservations:
The Community Room Reservation Request Form and Agreement are available under the Reservations tab.
$200 Reservation Deposit required in the form of a personal check.

Sun Deck & BBQ Area:
Groups of 10 or less are permitted per household.
No parties or events permitted at any time.
Residents may only use the Sun Deck in their respective building.
Conference Room reservations are available upon request.
Rent - The term “rent” is sometimes misunderstood. In order to be very clear, please understand that when mentioned in your Lease Agreement “rent” shall mean all monetary obligations of Resident to Landlord under the terms of a lease agreement, except for the security deposit. Rent payment received by Landlord shall be applied to the earliest amount(s) due or past due. If any payment is returned for non-sufficient funds (“NSF”) or because resident stops payment, Landlord will require the replacement payment to be in the form of Cashier’s Check or Money Order. If a second payment is returned, all future payments will need to be made by Cashier’s Check or Money Order. The NSF fee is $25.
Late Fee – The rent is always due on the 1st of each month. There is a 2-day grace period so the rent is considered late if it is not received by the end of the 3rd calendar day. The late fee is 5% of the rent.
Trash Fee – The Resident shall be responsible for a monthly trash fee of $15 to be paid at the time rent is paid.
Extra Parking – Two parking spaces are provided for each unit at no extra charge. Extra parking spaces are available for rent at the rate of $75/month. The rent for the extra parking spaces is due on the 1st of each month and is considered late if it is not received by the end of the 3rd calendar day. The late fee is $5.00.
EV Charger Fee – EV chargers are available for rent at the rate of $75/month for the EV chargers located on the tandem parking spaces or $100/month for the EV chargers located on the side-by-side parking spaces. The fee for the EV chargers is due on the 1st of each month and is considered late if it is not received by the end of the 3rd calendar day. The late fee is $5.00.
Additional Resident Charges – The Resident may incur additional resident charges for actions in violation of the Lease Agreement or for requests which require additional action by the Community Manager or Seacrest Staff that go beyond normal or routine as described in the Lease Agreement. Resident fees may include, but are not limited to the following:
Billable Maintenance – Seacrest Homes Apartments provides maintenance free of charge for regular maintenance weekdays 10:00 AM – 4:00 PM. Alterations are not permitted unless approved by management. If permission is granted, Resident shall be responsible for the cost of the alterations as well as for the cost of returning the unit to its original condition. If Resident requests the assistance of the Seacrest Service Department for the work needed for the alterations and if the Service Department agrees to do the work, Resident will be charged a $20 per hour per worker for this service.
Accidental Lockouts – Being locked out of the unit is the sole responsibility of the Resident(s) and is not considered an emergency. Resident shall, at own expense, contact a locksmith to address a lockout. In the event Resident is locked out during leasing office hours, Seacrest Staff may (if available) open unit.
There will be no fee for the first time a lockout occurs during leasing office hours.
Should the lockout occur for a second time and the occurrence happens during the leasing office hours, Resident will be charged a $10 fee for this service. Payment due by invoice via Place Pay.
Should the lockout occur after the leasing office hours but no later than 9:00 PM, Resident could either call a locksmith or call the Seacrest Emergency Service Line. If one of the Seacrest Staff is available to open unit, Resident will be charged a $50 fee. Payment due by invoice via Place Pay.
The above policy applies to Residents only. Guests will be assisted only with written request from Resident at the rate of $20 during leasing office hours only. Payment due by invoice via Place Pay.
Replacement Lock, Key, Key Fob, or Gate Strip – If a key, key fob, or Gate Strip is lost or damaged, a replacement key may be obtained from the Manager. Unit lock or mailbox lock can be replaced at the Resident’s request. The following are the fees for these services:
Re-key or replace unit entry lock: $100
Provide (1) new key to existing locks (locks will NOT be changed): $10
Re-key or replace individual mailbox lock: $60
Provide (1) new key to existing mailbox lock: $10
Provide (1) new key to existing common area door: $10. Note: if management determines that the lost key could be used by unauthorized persons to gain access to the property and if the locks to the property need to be re-keyed for security reasons, Resident will be responsible for all costs incurred by Landlord to re-key the locks and to replace all copies of the common area key to all Residents.
Key Fob replacement: $20
Gate Strip replacement: $40
Common Areas Cleaning or Damages Fee – Residents who use the common areas are responsible to remove all trash, and clean after themselves. Residents are responsible for any damage that was caused by the residents or their guests. The fee shall be assessed at the time of the occurrence and will be a minimum of $50 per occurrence.
Cleaning after Animals – The animal’s owner(s) are responsible for cleaning up after the animal. Animals shall not be allowed to defecate or urinate on or about the common areas. If defecation occurs it must be immediately removed and either wrapped or bagged. Unwrapped defecation shall not be placed in any trash container. Animal’s owner(s) are responsible for cleaning after the animal at all times and in all areas. If animal waste is found, animal owner(s) will be charged a minimum of $50 cleaning fee per incident.
Breach of Contract/Early Termination – If Resident(s) fail to fully satisfy the terms and conditions of the Lease which cause Resident(s) to vacate the premises prior to the end of the lease term, the Resident(s) will be required to pay back any and all concessions that were applied throughout the duration of the Lease and will be responsible for paying rent for the unit at the base rate until the start date of a new lease for a new qualified resident. Seacrest Homes Apartments will not attempt to re-rent the unit unless Resident(s) provide an exact move-out date. Resident(s) understand that it is the Resident(s) responsibility to pay rent for the days that Seacrest Homes Apartments management deems necessary to bring the unit back to marketable condition. For exceptions please see management.
Re-Issuance of Check – Seacrest Homes Apartments will mail any security deposit refunds by check within 21 days of the move-out date at the address provided by residents. If resident requests re-issuance of check due to the wrong address being provided or the check being lost in the mail, Seacrest Homes Apartments will place a stop payment on the original check and re-issue the check. There will be a $35 fee for the re-issuance of the refund check.
Parking in Guest Parking – Residents are not allowed to park anywhere except in their assigned parking spaces at any time. Non-compliant vehicles may be cited, fined, or towed. Violation fines will start at $50.

All vehicles must be registered with the leasing office.
Vehicles must display gate strip & parking permits.
Residents must only park in their pre-assigned parking spaces.
Absolutely no parking in any guest spaces.
Guests:
Guests may park in front of either building for up to 4 hours with-out a parking permit.
Any guests parking behind Seacrest's gate, must display a valid parking permit regardless of how long they will be staying.
Guest permits may be issues by the leasing office for a maximum of 14 days for the year.
Any vehicles parked on the handicapped parking spaces must display a handicapped placard or handicapped license plate. No exceptions.
