After presenting my findings to the stakeholders, we came to the conclusion that it makes more financial sense for us to purchase rather than rent in the area we are looking. That especially seems to be true in New York with the average rental price much higher overall and higher in proportion to its average sale price when compared to the other states.
With this in mind the plan is to look into purchasing property in New York or Pennsylvania as they have the highest rent to price ratio. It's possible in these states that a multi-family home with part of it being rented could essentially pay for itself. Further research into subjects such as property tax, multi-family homes, and job market in areas are needed before making the final decision. More case studies involving this research will be posted soon!
