PHASE TWO - MARKETING:
First impressions matter! The initial viewing of your home is often done through the internet. The number one item buyers desire when viewing homes online is great photos. We will hire a professional photographer to capture dynamic images of each space within your home to ensure it shows its best!
Other services offered include videography, 3D tours, drone photography, staging, individual property websites, floor plans, and virtual staging.
Agents are constantly on the lookout for new homes to show interested buyers. And after viewing photos online, potential buyers may want to tour your home in person. These showings are typically accompanied by a buyer’s agent, or they can be done at an Open House.
We will provide you with a convenient Show Ready Checklist to ensure each showing is a success.
PHASE THREE - OFFERS & NEGOTIATIONS:
When an agent is working with a buyer who wants to place an offer on your home, the buyer’s agent submits the offer, along with the supporting documents. Once we receive an offer, as your listing agent, we will present the terms and conditions of the offer to you.
There are times when buyers and sellers are not on the same page when it comes to price and terms, which is why it’s so key to have a trusted advisor in your corner. Negotiations are a CRUCIAL part of the overall success of a transaction.
At some point in the offer/negotiation/counteroffer process, most buyers and sellers reach mutually agreeable terms. This is called an accepted contract, which moves your home into either ACTIVE/UNDER CONTACT OR PENDING status.
PHASE FOUR - DUE DILIGENCE & CLOSING:
In many real estate transactions, the buyer will opt to include a home inspection contingency. This inspection is to provide more detailed information regarding the overall condition of the home. After the inspection and/or appraisal reviews have been done, you may receive a repair request. This can be another point of negotiations.
Based on your goals, you can choose to address all issues, some issues, or no issues. The buyer’s mortgage company and their team will proceed with the underwriting process. Once the loan receives final approval and the buyer is cleared to close, a final walk-through will be scheduled prior to closing to ensure the property is being conveyed as expected.
At closing, you will sign the legal papers to transfer ownership, release all keys, and collect the net proceeds from your sale.
