Terms & Conditions
RealEstateT&E
Effective October 25, 2026
IMPORTANT: RealEstateT&E is a recordkeeping tool. We are not tax professionals and do not provide tax advice, audit defense, or representation. The hour trackers do not determine whether you qualify for REPS or short-term rental treatment. Consult a qualified tax professional.
1. Acceptance of These Terms
These Terms & Conditions ("Terms") govern your use of the RealEstateT&E mobile application (the "App"), provided by Ledger Engine Apps ("we," "us," or "our"). By downloading, signing in to, or using the App, you agree to these Terms. If you do not agree, do not use the App.
2. What the App Does
The App is a personal record-keeping tool for owners and managers of rental real estate. It lets you:
• Add properties and log expenses by category (such as repairs, insurance, mortgage interest, utilities, and management fees).
• Log the time you spend on your properties by activity (such as maintenance, administration, travel, guest communication, and vendor coordination).
• Save each property's name, address, and an optional photo.
• Attach photos of receipts to entries, and optionally have the App read a receipt photo on your device to suggest the store, amount, date, and category for you to review.
• Create recurring expense and time entries that are added automatically on a daily, weekly, or monthly schedule.
• View totals on a dashboard, including optional hour trackers that compare the hours you log against common thresholds (750 hours per year and 100 hours per property per year).
• Export your records for a selected tax year (or all years) as CSV files, PDF reports, and zip files of your receipt and entry photos.
• Receive an optional daily reminder to log your activity.
3. We Are Not Tax Professionals and Do Not Provide Audit Defense
The App is a recordkeeping tool only. We are not certified public accountants (CPAs), enrolled agents, tax attorneys, or tax preparers, and we are not your tax, legal, accounting, or financial advisor. Using the App does not create any professional-client relationship between you and us.
Nothing in the App is tax, legal, accounting, or financial advice. This includes its categories, totals, dashboards, hour trackers, progress bars, "Reached" indicators, tax-year selections, explanations, and exported reports.
No audit defense or representation. We do not provide audit defense, audit protection, or audit support of any kind. We will not represent you before, or communicate on your behalf with, the IRS, any state or local tax authority, or any other agency. We do not review, prepare, sign, or file tax returns.
No determinations or guarantees. The App does not determine, and nothing in it should be read as confirming:
• whether you qualify as a real estate professional (REPS) or materially participate in any activity;
• whether any rental qualifies for short-term rental treatment, or whether its losses can offset other income;
• whether any expense is deductible, or how any amount should be reported on a tax return.
Hour trackers. The hour trackers compare the hours you enter against simplified thresholds (750 hours per year for REPS and 100 hours per property per year for short-term rentals). Actual qualification depends on additional requirements the App does not track or test, such as the share of your total working time spent in real estate, whether anyone else spent more time on a property, average guest stay, elections, and your other circumstances. The rules can change, and the thresholds and explanations in the App may be incomplete or out of date. Reaching a threshold in the App does not mean you qualify.
Records are not guaranteed to be sufficient. The App does not guarantee that your records, logs, receipts, or exports will be accepted by, or will be sufficient to substantiate anything to, the IRS, any state tax authority, an auditor, a lender, or a court. Time and expense records created, edited, or generated automatically in the App are not certified, verified, or guaranteed to be contemporaneous.
You are solely responsible for your tax positions and filings. Consult a qualified tax professional or attorney before relying on your records for any tax, legal, or financial purpose.
4. Eligibility
You must be at least 18 years old and able to enter a binding agreement to use the App. The App displays amounts in U.S. dollars and is designed with U.S. rental property recordkeeping in mind.
5. Your Account
You sign in to the App with Sign in with Apple. Apple provides us with an anonymous user identifier and, if you choose to share it, your name. This information is stored on your device and used only to keep you signed in and personalize the App. We do not receive or store your Apple ID password.
You are responsible for keeping your Apple ID and your devices secure. If Apple reports that your Sign in with Apple credential has been revoked, the App will sign you out.
6. Your Data and iCloud
We do not operate servers that store your records. Your properties (including their addresses and photos), expenses, time entries, recurring entries, and receipt photos are stored on your device and synced through your personal iCloud account using Apple's CloudKit service, so they can appear on your other devices signed in to the same iCloud account. We cannot see, access, or recover this data.
Photos are resized and compressed before they are saved, and they count against your iCloud storage. Syncing depends on iCloud being enabled, a network connection, and available iCloud storage. If your iCloud storage is full, new records and photos may stay only on your device until space is available. iCloud is provided by Apple and is subject to Apple's own terms and privacy policy. We are not responsible for iCloud outages, sync delays, storage limits, or data loss caused by Apple's services.
You own your data. You are responsible for keeping your own backups, such as by exporting your records regularly.
Our Privacy Policy, available in the App under Settings > Privacy Policy and at https://sites.google.com/view/realestatetete/privacy-policy, explains in more detail how your information is handled.
7. Accuracy of Your Records
You are solely responsible for the information you enter, including dates, amounts, hours, categories, descriptions, and receipts, and for confirming that your records are complete, accurate, and truthful.
Recurring entries are generated automatically from the templates you create. They are a convenience only. Automatically generated entries are not evidence that an expense was incurred or that time was worked. Review them regularly, and pause, edit, or delete any entry that does not reflect an expense you actually incurred or time you actually worked. Pausing or deleting a recurring template stops new entries but does not remove entries it already created; delete those individually if they are not accurate.
Receipt scanning is automated and can misread or miss information. Scanned details are only suggestions: review and correct every field before saving. You remain responsible for the accuracy of any entry, whether you typed it or it was filled in from a scan.
Do not record false or misleading information, especially information you intend to submit to a tax authority or other third party.
8. Camera, Photos, and Notifications
With your permission, the App uses your camera or photo library so you can attach receipt images. With your permission, the App schedules a local daily reminder on your device. These notifications are created on your device and are not sent from our servers. You can change these permissions at any time in iOS Settings.
9. Exports and Sharing
When you export a CSV file, PDF report, or zip file of photos, the file is created on your device and shared through the iOS share sheet to wherever you choose, such as email or the Files app. Exports may contain personal and financial information, including property addresses and photos of receipts. Once you share a file, it is outside the App's control, and you are responsible for how it is stored, sent, and used.
Exports for a selected tax year include only entries dated in that calendar year. Exported reports reflect only the information you have entered and are not tax forms, tax returns, or audit documentation prepared by us. Check every export for accuracy and completeness before you rely on it or give it to anyone.
10. Signing Out and Deleting Your Account
Signing out does not delete your data. Your records remain on your device and in your iCloud account, and anyone who signs in to the App on that device while it uses the same iCloud account may be able to see them.
Deleting a property permanently deletes that property and all of its expenses, time entries, recurring entries, and photos, on all your devices.
You may permanently delete your account from Settings > Delete Account. This deletes all of your properties, expenses, time entries, recurring entries, and the receipt photos stored on that device, and removes your records from iCloud. Deletion cannot be undone, and we cannot recover deleted data. Export any records you need before deleting your account.
11. Fees
The App is currently provided free of charge. If we offer paid features or subscriptions in the future, they will be sold through Apple's App Store under Apple's payment terms, and we will describe the price and terms before you buy.
12. License and Acceptable Use
We grant you a limited, personal, non-exclusive, non-transferable, revocable license to use the App on Apple devices that you own or control, as permitted by Apple's Usage Rules in the App Store Terms of Service.
You agree not to: copy, modify, or distribute the App; reverse engineer or attempt to extract its source code, except where the law allows it; use the App for any unlawful or fraudulent purpose, including preparing false records for a tax authority; or interfere with the App's operation.
The App, including its design, text, graphics, and code, belongs to us and is protected by intellectual property laws. Your data belongs to you.
13. Disclaimer of Warranties
THE APP IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE APP WILL BE ERROR-FREE OR UNINTERRUPTED, THAT DATA WILL SYNC OR BE PRESERVED, OR THAT CALCULATIONS, TOTALS, OR REPORTS WILL BE FREE OF ERRORS.
14. Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF DATA, PROFITS, OR REVENUE, OR FOR ANY TAXES, PENALTIES, INTEREST, OR DISALLOWED DEDUCTIONS, ARISING FROM YOUR USE OF OR INABILITY TO USE THE APP, EVEN IF WE HAVE BEEN TOLD SUCH DAMAGES ARE POSSIBLE.
OUR TOTAL LIABILITY FOR ANY CLAIM RELATED TO THE APP WILL NOT EXCEED THE GREATER OF THE AMOUNT YOU PAID US FOR THE APP IN THE 12 MONTHS BEFORE THE CLAIM OR $50.
Some jurisdictions do not allow certain warranty exclusions or liability limits, so some of the above may not apply to you.
15. Indemnification
You agree to indemnify and hold us harmless from any claims, losses, or expenses, including reasonable attorneys' fees, arising from your use of the App, the records you create with it, or your violation of these Terms.
16. Apple
These Terms are between you and us, not Apple. Apple is not responsible for the App or its content, and has no obligation to provide maintenance or support for it. If the App fails to conform to any applicable warranty, you may notify Apple, and Apple may refund the purchase price, if any; to the maximum extent permitted by law, Apple has no other warranty obligation regarding the App.
We, not Apple, are responsible for addressing any claims relating to the App, including product liability claims, claims that the App fails to meet legal or regulatory requirements, consumer protection claims, and intellectual property infringement claims.
You represent that you are not located in a country subject to a U.S. Government embargo or designated as a "terrorist supporting" country, and that you are not on any U.S. Government list of prohibited or restricted parties.
Apple and its subsidiaries are third-party beneficiaries of these Terms and may enforce them against you.
17. Changes to the App and These Terms
We may update, change, or discontinue the App or any feature at any time. We may also update these Terms. When we do, we will change the effective date above. If you keep using the App after the updated Terms take effect, you accept them.
18. Termination
You may stop using the App at any time. We may suspend or end your access to the App if you violate these Terms. Sections 3, 6, 7, and 12 through 19 continue to apply after termination.
19. Governing Law and General Terms
These Terms are governed by the laws of the State of California and applicable U.S. federal law, without regard to conflict-of-law rules. Any dispute will be resolved in the state or federal courts located in California, and you consent to their jurisdiction.
If any part of these Terms is found unenforceable, the rest stays in effect. Our failure to enforce any provision is not a waiver. These Terms are the entire agreement between you and us about the App.
