.Nestled in a valley, on the fertile banks of Bull Creek in South Australia, this place is a rare find in today’s property market. In regards to water, the property has approximately 150 meters of Bull Creek frontage which is a permanent water course and a spring fed dam, that never runs dry. The average rainfall is well over 650mls and supported by rain-water tanks holding in excess of 110,000 liters of drinkable rainwater.There is no shortage of water !


Around 5 acres of the land has been forested out with a variety of Australian native Eucalyptus trees (approx. 2,500 trees in total) This has in turn created a wild-life corridor that is frequently home to both the local grey kangaroo population as well as the local Koala. (approx. 40 trees that are the Koala’s favorite ‘snack’ were planted for this very purpose)

CHERRY TREES:

The orchard is comprised of 118 cherry trees 

45 of them are “Sir Don” and 36 of them are Sir Tom varieties. These 2 varieties were chosen because the fruit does not split when it rains.

The rest of the orchard is made up of a mixture of Lappin, Black Knight, Late Lane and some white cherry varieties.

ELECTRICITY

The energy supplied to the house and surrounding out-buildings comes straight from the sun!! This “stand-alone” solar system means that there is no connection at all to the main electricity grid, which means..

NO ELECTRICITY BILLS!! 

And in today’s world of rising prices, this is a HUGE saving!

The 6 Kilowatt system is charged by 24 solar panels with a rating of 250watts each. This energy is converted into electricity via a ‘Sunny Boy’ SMC6000 converter and this power is stored in 3 banks of Sonnenschein batteries which have a rating of A602 2V 750Ah. The electricity is stored as 48 volts, and is converted to 240 Volts by a ‘Sunny Boy’ converter SMA S15048.

WATER

Again, there is NO CONNECTION to the outside world. ALL water used for consumption is RAIN-WATER. It is stored in various poly tanks found throughout the property taking in rain-water run-off directly from the shed roof. A total of 108,000 litres of drinkable water is available. (4 x 22,000L + 2 x 10,000L)

All water for both the gardens and the 14 alpacas that are housed in the back 8 acres are serviced with water from the spring-fed dam which is located by the front driveway. (serviced by a 5.5kva Honda GX 160 petrol driven motor) 

Half-way to the alpaca enclosure are 2 galvanised, metal rainwater tanks. Both are filled by the same water pipe-line that supplies the alpacas with their water. One of the tanks is for fire-fighting purposes, while the other is used to gravity feed the citrus trees during summer via an under-ground irrigation system.
