Cabinets - Original cabinet hinges can be found at Woodcrafters in Leesburg (703) 737-7880. The Cabinet hinges are manufactured by GRASS, and the corner cabinet is manufactured by BLUM.
Concrete Stairs - Unless the product is specifically made for concrete use, rock salt or chemical ice melt can damage concrete. The use of these products is not recommended. Painting concrete stairs will not hide damage to crumbling stairs. If paint is used, the paint should be epoxy or acrylic. Be prepared to repaint every few years. Exterior house paint will crack and peel on concrete, so painting is not recommended. The best solution for damaged concrete stairs is to hire a professional company. A professional company could complete a "stair dressing". Burke Concrete, located in Purcellville, has successfully repaired and treated stairs in the community (www.burkeconcrete.com | (703) 686-2500). Concrete stairs should be natural light grey in color. No decorative colors will be approved.
Door & Window Replacement Hardware - If you need to replace door and/or window hardware, an option is Swisco.
Exterior Paint Colors - Please reference this guide.
Iron Stair Railings - A fresh coat of exterior grade paint specifically made for iron railings will keep railings looking new and stave off rust. The iron railings are embedded in the concrete. Where the railing meets the concrete, a pocket can develop. It is important to keep water and dirt from settling into the pocket. Water can cause rust which will weaken the iron railing. The pockets should be cleaned out, and a product like SikaFlex can be applied. SikaFlex is a tube of self-leveling horizontal joint elastic polyurethane sealant in grey. This will help keep water and dirt from damaging the iron railings and concrete steps.

Replacement Light Fixtures - Original light fixtures installed by Toll Brothers are no longer available. In addition to brass, the HOA guidelines now allow for black outdoor light fixtures. Black Outdoor Light Fixtures already approved by the Board can be found here.

Siding - The only vendor in the area is Lansing Building Products in Sterling. The original siding, according to the Association architectural color document, was Alcoa Meadowbrook double 4” straight in Almond color. Alcoa doesn’t make Meadowbrook line anymore; it was discontinued several years ago. Alcoa does make a very similar product with just minor changes in the wood grain pattern, which they call Ovation, and the colors are exactly the same as the Meadowbrook. Lansing BP is the only company we could find that carries Alcoa, and they don’t always have the Ovation in stock. They will, however, order it for you. They sell it by the piece, or by the box. If anyone needs siding, they can reach Lansing BP at (703) 787-7400. Lansing BP will not take orders over the phone, so people need to visit their office at 22820 Indian Creek Drive, Sterling VA, 20166. They are open M-F from 7:30am -4:00pm. If people are looking online, they will find a Lansing BP location in Leesburg, but they only do drywall at the Leesburg office, so Sterling appears to be the only local place that offers the siding we need.
Stain Removal from Sidewalks & Stairs - Power washing with Simple Green, which is typically available at any hardware store.
White Leaching from Bricks - The white leaching from the bricks is mineral salts in the clay leaching out. A great amount of rain makes this problem worse. The white material is called efflorescence. Power washing will only make the white powder problem reappear.
1. Brush the powder stains from the brick with a stiff brush. Detach as much as possible.
2. Dampen a sponge and wipe down. Do not press the white power back into the brick; it will just reappear.
3. Fill a spray bottle with white distilled vinegar or a special product made specifically to remove the white powder. Spray thoroughly.
4. Let product set for a few minutes.
5. Brush any remaining powder off with a brush.
After the area thoroughly dries, you might have to repeat the process. Additional solutions can be found online.
