These Terms of Service ("Terms") govern your use of the Property Radar mobile application ("Property Radar", "App", "we", "us", or "our"). By downloading, accessing, or using the App, you agree to these Terms.

If you do not agree with these Terms, do not use Property Radar.

1. About Property Radar

Property Radar is a property research and analysis tool designed to help users explore real estate markets, analyse areas and properties, evaluate hypothetical investment scenarios, manage personal property information, and understand market-related data.

The App may provide features including:

• Property and area analysis

• Market statistics

• Investment scoring

• Score breakdowns

• Rental yield calculations

• Cash-flow calculations

• Mortgage calculations

• Acquisition and exit cost calculations

• Sensitivity analysis

• Stress testing

• Property portfolio tracking

• Saved areas

• Watchlists

• Market comparisons

• Reports and PDF exports

• Optional AI-generated explanations

• Offline map and market-data functionality

Features may vary depending on the App version, country, operating system, subscription status and availability of market data.

2. No Investment, Financial, Tax or Legal Advice

Property Radar is an informational and analytical tool and does not provide investment, financial, tax, accounting, mortgage, legal, real-estate brokerage or other professional advice.

Any score, grade, calculation, forecast, scenario, estimate, comparison, chart, recommendation-like statement or other output generated by the App is provided solely for informational and analytical purposes.

Property Radar does not tell you whether you should:

• Buy a property

• Sell a property

• Rent a property

• Invest in a particular market

• Take out a mortgage

• Borrow money

• Enter into a property transaction

• Avoid a property

• Accept or reject an investment opportunity

You are solely responsible for your investment and property decisions.

Before making a significant financial or property decision, you should obtain appropriate advice from qualified professionals, including financial advisers, tax advisers, lawyers, mortgage advisers or licensed real-estate professionals where appropriate.

3. No Guarantee of Results

Property Radar's calculations and analyses depend on the information and assumptions available to the App.

Market conditions can change rapidly.

We do not guarantee that:

• Property prices will increase;

• Rental income will reach an estimated amount;

• A property's value will match an estimate;

• A market will perform as projected;

• A property will be sold within an estimated period;

• A calculated return will be achieved;

• Mortgage costs will remain unchanged;

• Taxes or transaction costs will remain unchanged;

• Market data will be complete or accurate;

• An investment score will correctly predict future performance.

Historical performance does not guarantee future results.

4. Market Data

Property Radar may use publicly available and/or appropriately licensed datasets from sources such as government agencies, statistical organisations, geographic data providers and other data partners.

Market data may include:

• Transaction statistics

• Property price statistics

• Rental statistics

• Price indices

• Population data

• Demographic data

• Economic indicators

• Geographic information

• Points of interest

• Transportation information

Market datasets may be updated periodically.

Some areas may have limited or outdated data. Property Radar may display data coverage or confidence information to help communicate limitations.

A high score with limited data should not be interpreted as a reliable prediction.

We do not guarantee that market data is:

• Complete;

• Current;

• Accurate;

• Error-free;

• Available for every geographic area;

• Comparable across all markets.

5. Property Information Entered by You

You may enter information about properties and investments, including purchase prices, rental income, expenses, mortgages, assumptions and notes.

You are responsible for ensuring that the information you enter is accurate.

Incorrect inputs may produce materially different results.

Property Radar does not independently verify information that you enter into the App.

6. Calculations and Assumptions

Property Radar may calculate financial metrics using assumptions relating to:

• Purchase price

• Down payment

• Mortgage interest

• Mortgage term

• Rental income

• Vacancy

• Operating expenses

• Management fees

• Acquisition costs

• Taxes

• Renovation costs

• Exit costs

• Property appreciation

• Other market assumptions

You are responsible for reviewing assumptions before relying on any calculation.

Default assumptions are provided for convenience and may not reflect your actual circumstances.

You should verify applicable taxes, transaction costs, mortgage terms and other financial parameters independently.

7. Investment Score

Property Radar may generate an investment or area score based on multiple factors.

The score is intended as a structured analytical indicator, not a prediction or investment recommendation.

The score may incorporate factors such as:

• Rental yield

• Property appreciation

• Economic growth

• Population growth

• Liquidity

• Amenity access

• Safety

• Market data coverage

Scores are calculated using the methodology implemented in the App and may change when the underlying dataset, assumptions or methodology changes.

The score should never be considered a guarantee of future investment performance.

8. Sensitivity Analysis and Stress Testing

Property Radar may provide sensitivity analysis and stress-testing features.

These features allow you to examine how different assumptions may affect calculated results.

Examples may include changes to:

• Property price

• Rental income

• Vacancy

• Mortgage interest rate

• Operating costs

• Exit value

Stress tests are hypothetical scenarios and do not represent predictions of actual future events.

9. AI-Generated Content

Property Radar may optionally provide AI-generated summaries or explanations.

AI functionality may use Google Gemini or another third-party AI service.

AI-generated content:

• May be inaccurate;

• May contain errors;

• May omit relevant information;

• May misinterpret data;

• Should not be treated as professional advice;

• Should not be used as the sole basis for a property or financial decision.

The AI feature is intended primarily to explain information already available within the App.

The AI does not determine the core Property Radar investment score.

If you enable AI functionality using your own API key, you acknowledge that information submitted to the AI provider may be processed according to that provider's terms and policies.

10. Local-First Storage

Property Radar is designed as a local-first application.

Your portfolio, saved areas, property information, reports and other user-generated information are generally stored locally on your device.

Kello Solutions does not operate a cloud portfolio database for these features.

You are responsible for maintaining your device and protecting access to it.

If your device is lost, damaged, reset or replaced, information stored only on that device may be permanently lost.

Where available, you should use Property Radar's encrypted export/backup functionality.

11. Exported Data

If Property Radar allows you to export information, including encrypted backups or PDF reports, you are responsible for the exported file.

You are responsible for:

• Choosing where the file is stored;

• Protecting exported files;

• Protecting backup passwords or passphrases;

• Deciding who receives an exported report;

• Ensuring that exported information is handled securely.

Kello Solutions is not responsible for information disclosed after you voluntarily export or share it.

12. Subscriptions

Certain Property Radar features may require a paid subscription.

Subscriptions may be offered on a monthly or annual basis, depending on the platform and current offering.

Current pricing and subscription terms are displayed before purchase.

Subscription purchases made through Apple App Store or Google Play are subject to the applicable platform's payment and subscription terms.

13. Free and Premium Features

Property Radar may provide both free and premium functionality.

The availability of features may change over time.

Premium features may include, for example:

• Unlimited saved areas

• Full score breakdowns

• Advanced sensitivity analysis

• Portfolio functionality

• Stress testing

• Forecasts

• PDF reports

• Watchlist functionality

• Encrypted backup/export

• AI-generated summaries

We may modify, add or remove features in future versions of the App.

14. Subscription Renewal and Cancellation

Subscriptions purchased through Apple App Store or Google Play generally renew automatically unless cancelled according to the applicable platform's subscription-management rules.

You are responsible for managing your subscription through the platform from which you purchased it.

Deleting the Property Radar App does not necessarily cancel an active subscription.

Subscription management and cancellation should be performed through the applicable App Store or Google Play account settings.

Refunds are handled according to the applicable platform's refund policies and procedures.

15. Intellectual Property

Property Radar, including its software, interface, visual design, branding, logos, text, graphics, algorithms, methodology presentation and other original materials, is owned by or licensed to Kello Solutions and is protected by applicable intellectual-property laws.

Except as expressly permitted by these Terms, you may not:

• Copy the App;

• Modify the App;

• Reverse engineer the App;

• Decompile the App;

• Extract source code;

• Reproduce the App's proprietary interface;

• Redistribute the App;

• Sell or sublicense the App;

• Create derivative works based on the App.

Nothing in these Terms transfers ownership of Property Radar or its intellectual property to you.

16. Third-Party Data and Services

Property Radar may depend on third-party services and datasets, including mapping, market-data, subscription and optional AI providers.

Third-party services may have their own:

• Terms of service;

• Privacy policies;

• Licences;

• Availability restrictions;

• Usage limitations.

We are not responsible for third-party services that are outside our reasonable control.

Third-party services may become unavailable, change their APIs, change their pricing, modify their data or discontinue support.

17. OpenStreetMap

Where Property Radar uses OpenStreetMap data, such data is provided under the applicable OpenStreetMap licensing framework.

OpenStreetMap data is made available under the Open Database License (ODbL).

You agree to respect the applicable licence when using or redistributing OpenStreetMap-derived data.

18. Acceptable Use

You agree not to use Property Radar to:

• Violate applicable laws;

• Infringe intellectual-property rights;

• Attempt to gain unauthorised access to the App or its infrastructure;

• Interfere with the operation of the App;

• Reverse engineer proprietary components;

• Circumvent subscription restrictions;

• Abuse third-party APIs;

• Use automated systems to excessively access services;

• Use the App to facilitate fraud or other unlawful activity.

19. Availability

We aim to keep Property Radar available and functional, but we do not guarantee uninterrupted availability.

The App may occasionally be unavailable because of:

• Maintenance;

• Software updates;

• Operating-system changes;

• Third-party service outages;

• Data-provider changes;

• Network failures;

• Device limitations;

• Technical problems;

• Circumstances beyond our reasonable control.

Offline functionality may continue to work for certain features where the necessary data has already been downloaded.

20. Updates

We may release updates to Property Radar to:

• Fix bugs;

• Improve security;

• Add features;

• Change calculations;

• Update market datasets;

• Improve performance;

• Modify the user interface;

• Change subscription functionality.

Some updates may be required to continue using particular features.

Changes to analytical methodology may affect scores and calculated results.

21. Disclaimer of Warranties

To the maximum extent permitted by applicable law, Property Radar is provided on an "as is" and "as available" basis.

Kello Solutions does not warrant that the App or its information will be:

• Accurate;

• Complete;

• Reliable;

• Current;

• Error-free;

• Uninterrupted;

• Suitable for a particular investment;

• Suitable for a particular financial situation.

Your use of the App is at your own risk.

22. Limitation of Liability

To the maximum extent permitted by applicable law, Kello Solutions and its directors, employees, contractors and service providers shall not be liable for indirect, incidental, special, consequential or punitive damages arising from your use of or inability to use Property Radar.

This includes, without limitation, losses resulting from:

• Property transactions;

• Investment decisions;

• Lost profits;

• Loss of expected rental income;

• Changes in property value;

• Mortgage costs;

• Tax liabilities;

• Incorrect assumptions;

• Incorrect or incomplete market data;

• AI-generated information;

• Loss of locally stored data;

• Device loss or failure;

• Third-party service interruptions.

Nothing in these Terms excludes or limits liability that cannot legally be excluded or limited under applicable law.

23. Your Responsibility for Decisions

You acknowledge that real-estate transactions can involve substantial financial commitments and risks.

Before acting on information provided by Property Radar, you should independently verify relevant information and obtain professional advice where appropriate.

You remain solely responsible for any property, investment, financing or other decision you make.

24. Termination

You may stop using Property Radar at any time.

We may restrict or terminate access to certain functionality where reasonably necessary, including where there is misuse, abuse, security concerns, legal requirements or technical necessity.

Termination does not affect provisions that by their nature should survive termination, including intellectual-property rights, disclaimers, limitations of liability and applicable legal provisions.

25. Changes to These Terms

We may update these Terms from time to time.

Updated Terms will include a revised effective date.

Your continued use of Property Radar after the updated Terms become effective constitutes acceptance of the revised Terms to the extent permitted by applicable law.

If a change materially affects your rights, we may provide additional notice where required.

26. Governing Law

These Terms shall be governed by the laws applicable to Kello Solutions, without prejudice to any mandatory consumer-protection rights that apply in your country of residence.

If you are a consumer within the European Union, nothing in these Terms is intended to deprive you of mandatory rights provided by applicable EU or national consumer-protection law.

27. Severability

If any provision of these Terms is found to be invalid or unenforceable, that provision shall be interpreted or modified to the minimum extent necessary to make it enforceable, and the remaining provisions shall continue in effect.

28. Entire Agreement

These Terms, together with the Property Radar Privacy Policy and any additional terms presented within the App, constitute the agreement between you and Kello Solutions concerning your use of Property Radar, except where additional terms are required for specific services.
