Kello Solutions ("Kello Solutions", "we", "us", or "our") respects your privacy. Property Radar ("the App") is designed as a local-first property analysis application. Our core principle is that information you create in the App should remain on your device.

This Privacy Policy explains what information Property Radar processes, where it is stored, when information may leave your device, and how third-party services are used.

1. Information We Collect

1.1 Personal information

Property Radar does **not require you to create an account or provide your name, email address, phone number, or other personal information to use the App.

We do not operate a user account database.

The App does not require:

• Registration

• Login

• Passwords

• Social accounts

• User profiles

2. Property and Portfolio Information

Property Radar allows you to enter and save information such as:

• Property names or labels

• Property location

• Purchase price

• Purchase date

• Current value estimates

• Rental income

• Property expenses

• Mortgage principal

• Mortgage interest rate

• Mortgage term

• Notes

• Investment assumptions

• Saved areas

• Map polygons

• Watchlists

• Analysis results

• Reports

This information is stored locally on your device.

Kello Solutions does not operate a server-side database containing your portfolio, properties, saved areas, polygons, or reports.

Your property and portfolio information is not uploaded to Kello Solutions servers.

3. Local Storage and Encryption

Property Radar uses local storage technologies to keep App information on your device.

Depending on the type of information, the App may use:

• Encrypted SQLite/SQLCipher for portfolio, property, area, report and watchlist information

• Secure device storage such as Apple Keychain or Android Keystore for encryption keys and certain local settings

• Local application storage for preferences and cached data

The encryption key used to protect the local database is stored using the device's secure storage mechanisms.

Because the App is local-first, losing your device without an exported backup may result in loss of locally stored information.

4. Market and Property Data

Property Radar may download publicly available or appropriately licensed market datasets.

These datasets may contain information such as:

• Property transaction statistics

• Property price statistics

• Rental market statistics

• Price indices

• Demographic information

• Population statistics

• Economic indicators

• Income information

• Public points of interest

• Transportation information

• Geographic boundaries

Market datasets are downloaded from static infrastructure and cached locally on your device.

The datasets do not contain your personal portfolio information.

Property Radar does not upload your saved properties, drawn areas, portfolio information, or analysis results when downloading market datasets.

5. Map Data

Property Radar may use mapping services and geographic datasets to provide map functionality.

The App may use:

• Mapbox

• OpenStreetMap

• Other appropriately licensed geographic data sources

Map data may be downloaded or cached to support map viewing and offline functionality.

Your saved polygons and areas are stored locally in the App.

OpenStreetMap

Where OpenStreetMap data is used, Property Radar provides attribution and complies with applicable OpenStreetMap licensing requirements, including the Open Database License (ODbL).

OpenStreetMap is provided by the OpenStreetMap Foundation and is subject to its own privacy practices and terms.

6. AI Features

AI functionality is optional and is not required to use the core Property Radar features.

The App's investment score, calculations, scenario analysis, sensitivity calculations and other core analytical calculations are designed to be performed locally and deterministically.

6.1 AI is disabled by default

You can use Property Radar without AI.

When AI is not enabled, your property information and analysis data are not sent to an AI provider.

6.2 Bring Your Own Key (BYOK)

If you choose to enable AI features, Property Radar may allow you to provide your own Google Gemini API key.

Your API key is stored using secure device storage.

When you explicitly use an AI-powered feature, selected information necessary to generate the requested response may be transmitted directly to Google Gemini.

This may include information such as:

• Property or area characteristics

• Market statistics

• Calculated investment metrics

• Risk indicators

• User-provided assumptions

• Other information necessary to generate the requested explanation

The AI feature is intended to generate explanatory text, not to determine your investment score.

Kello Solutions does not operate a server-side AI proxy for the core version of Property Radar and does not receive or store the information sent through your own Gemini API configuration.

Your use of Google Gemini is also subject to Google's applicable terms and privacy policies.

7. AI-Generated Information

AI-generated summaries are provided for informational and explanatory purposes.

AI-generated content may be inaccurate, incomplete, outdated, or inappropriate for your particular circumstances.

Property Radar does not treat AI-generated text as the source of its investment score.

You should verify important property, financial, legal, tax, mortgage and market information independently.

8. Investment Calculations

Property Radar performs investment calculations locally on your device.

These may include:

• Gross rental yield

• Net rental yield

• Net yield on invested capital

• Monthly cash flow

• Cash-on-cash return

• Break-even estimates

• Mortgage calculations

• Acquisition costs

• Operating expenses

• Taxes

• Exit costs

• Sensitivity analysis

• Stress testing

• Investment scores

These calculations are generated using information available on the device and market datasets.

They are not financial, investment, tax, legal, mortgage, accounting or other professional advice.

9. Reports and PDF Files

Premium users may be able to generate reports or PDF files.

Reports are generated and stored locally on your device unless you explicitly choose to share or export them.

If you use the device's sharing functionality, the report may be transmitted to the person, application, cloud service, email provider, messaging service, or other destination you select.

Once you share a report outside Property Radar, its handling is governed by the privacy policy of the recipient or service you choose.

10. Encrypted Backup and Export

Property Radar may offer an encrypted export or backup feature.

If you create an encrypted backup:

• The backup is generated locally.

• Kello Solutions does not automatically receive the backup.

• You choose where the exported file is stored.

• You are responsible for keeping the backup and passphrase secure.

If you upload or transfer the backup to another service, that service's privacy policy applies.

11. Subscriptions and Purchases

Property Radar may offer subscriptions or other paid features through Apple's App Store and/or Google's Google Play Store.

We may use RevenueCat to manage subscription entitlements and subscription status.

RevenueCat may process information necessary to determine subscription entitlement and provide subscription functionality.

Kello Solutions does not receive your payment card number through Property Radar.

Payments are processed by Apple or Google according to their respective policies and payment systems.

Subscription-related information may leave your device because subscription processing and entitlement verification require communication with Apple, Google, and/or RevenueCat.

12. Analytics

Property Radar is designed to minimize data collection.

The core local-first architecture does not require Kello Solutions to collect:

• Your portfolio

• Property records

• Saved areas

• Drawn polygons

• Investment calculations

• Reports

• Mortgage information

• Rental information

• Personal investment assumptions

If analytics or crash-reporting services are introduced in a future version, this Privacy Policy will be updated to describe the applicable data processing before such functionality is introduced.

13. Notifications

Property Radar may use local notifications for features such as watchlist changes or market dataset updates.

These notifications are generated on your device.

The App does not require a server-side push notification system to monitor your portfolio.

Watchlist information used to determine local notifications remains on your device.

14. Location Information

Property Radar may use your device's location, if you grant the applicable permission, to help display or select a geographic area.

Location functionality may be used for:

• Centering the map

• Selecting a nearby area

• Exploring local property markets

Property Radar does not require continuous location tracking.

Your location is not uploaded to Kello Solutions servers as part of the local-first portfolio system.

You can disable location access through your device settings and continue using the App's map functionality manually.

15. Data We Do Not Sell

Kello Solutions does not sell your:

• Property information

• Portfolio information

• Investment calculations

• Saved areas

• Mortgage information

• Rental information

• Reports

• Drawn map polygons

We do not use your portfolio information for advertising.

16. Third-Party Services

Property Radar may interact with third-party services required to provide specific functionality.

These may include:

Apple App Store / Google Play

Used for app distribution and purchases.

RevenueCat

Used to manage subscription entitlements and subscription functionality.

Mapbox

Used to provide map functionality and map data.

OpenStreetMap

Used as a geographic data source where applicable.

Google Gemini

Used only when you voluntarily enable and use optional AI functionality.

Third-party providers process information according to their own terms and privacy policies.

17. Data Retention

Because most user-generated information is stored locally, Kello Solutions generally does not possess your portfolio or property information and therefore cannot delete information from our servers that we never receive.

You can delete locally stored Property Radar data by:

• Deleting individual records within the App, where supported;

• Using the App's data deletion functionality; or

• Removing the App from your device.

Please note that deleting the App may permanently delete locally stored information that has not been exported or backed up.

Information processed by third-party services may be retained according to those providers' respective policies.

18. Data Security

We use reasonable technical and organizational measures designed to protect information processed by Property Radar.

These measures include, where applicable:

• Local encrypted database storage

• Secure device key storage

• Encryption of sensitive local data

• No user portfolio database operated by Kello Solutions

• Minimal data transmission

• Optional AI functionality

• User-controlled report sharing and encrypted exports

However, no method of electronic storage or transmission can be guaranteed to be completely secure.

You are responsible for maintaining the security of your device, device passcode and any backup passphrases.

19. Children's Privacy

Property Radar is not directed toward children.

We do not knowingly collect personal information from children.

20. Your Privacy Rights

Depending on where you live, you may have rights under applicable privacy laws, including the GDPR and other applicable data protection legislation.

These rights may include:

• The right to access personal information

• The right to request correction

• The right to request deletion

• The right to restrict processing

• The right to object to certain processing

• The right to data portability

• The right to withdraw consent where processing is based on consent

• The right to lodge a complaint with a relevant data protection authority

Because Property Radar is primarily local-first, many of your rights can be exercised directly through controls available on your device or within the App.

21. GDPR

For users in the European Economic Area, United Kingdom, Switzerland or other jurisdictions where applicable data protection legislation applies, Kello Solutions seeks to process personal information in accordance with applicable data protection requirements.

The App's local-first architecture is designed to minimize transmission of user-generated data.

Where information is processed by third-party providers, those providers may process information outside your country or jurisdiction. Appropriate safeguards may apply depending on the service and applicable law.

22. International Data Transfers

Some third-party services used by Property Radar may process information in countries other than your country of residence.

For example, optional AI processing through Google Gemini and subscription functionality through third-party providers may involve international data processing.

Where required by applicable law, appropriate mechanisms for international transfers will be used by the relevant service provider.

23. Changes to This Privacy Policy

We may update this Privacy Policy from time to time to reflect:

• Changes to Property Radar

• New features

• Changes to third-party services

• Changes in applicable law

• Changes to our data practices

When changes are made, the updated policy will include a new effective date.
