All Ponte Verde Homeowners and Residents are invited to attend our Year-End Party on December 7, 2024 (Saturday) at the PV Basketball Court. The program proper will start with the President’s Report at 4pm and the Party will follow at 5pm.
This year’s theme is 80s NEON PARTY! Everyone is encouraged to come in their best 80s outfit! 💛💚🩵🩷
80's Neon Year-End Party
(Dec 2024)
Rain could not dampen our spirits. It only brings hope and reassurance of a better atmosphere afterwards.
While we started later than we would have wanted, we were able to accomplish the major activities for the event.
Thank you for coming and gracing our Year End Party with your enthusiasm.
Clubhouse Facilities
(Nov 2024)
If you've been to the clubhouse recently, you'll notice some small improvements.
A new brush of paint, simple gate and facade repairs, a cleaned up landscaping, additional plants, and mango tree lighting ... combined and you get some fresh look.
What about the toilets ? Bidet installations, water tank repairs, working urinals, working lights ....
Some, or maybe, a lot of work still to be done.
Projects, Projects, Projects
(Oct 2024)
You wouldn't know but the BOT is working hard to realize important projects for the safety and security of our community.
There is a long list or improvement projects and we are committed to make it happen.
Get a glimpse of finished, ongoing, and new projects.
We've rehabilitated our CCTV system and will add more IP Cameras where needed since we have transitioned to fiber optics.
To effectively manage registered and authorized vehicles, an RFID vehicle barrier system is being considered.
The PVR main and back gate guardhouses need some repairs and maintenance, as well.
Speaking of maintenance, to assist with maintenance operations, we need a suitable workshop and secure storage for our equipment. Before and finally after, we can do more projects as required.
To improve safety conditions on our streets, we are considering 6m high solar lighting and solar road studs for night visibility of critical corners.
Guardhouse and Street Lighting
Oct 2024 Update
This is a GO ! Though deployed in phases, we still have to keep tab of our expenses.
(Apr2024)
Halogen Lighting is OUT, Solar Lighting is IN. Solar equipment may initially cost more but halogen lighting costs a lot more on utility consumption.
We are conducting a study which best fits our operational and security requirements. Let's start with our back gate lighting and proceed to street lighting.
TIMELINE: Q4 2024 (from Apr 2024 - 6months study)
BUDGET: PhP 275,000
Signages Study
Oct 2024 Update
Delayed but not cancelled. Costs and priorities under careful study.
(Apr 2024)
There is a purpose why we have signages. There are specifications; relevance, colors, visibility, and height requirements.
On a parallel aspect, how do we align enforcement. If we need to be respected, we cannot do these with hand-drawn signages.
TIMELINE: Q4 2024 (from Apr 2024 study - 3 months project implementation)
BUDGET: PhP 80,000
Exercise Machines
Oct 2024 Update
Lesser priority but not cancelled. We're not stopping. We only hope for willing HOs to help defray costs.
(Apr 2024)
We are looking for pre-loved outdoor machines; air walkers, steppers, twisters ....
TIMELINE: Q1 2025 (from Apr 2024 - May 2024)
BUDGET: PhP 20,000

Perimeter Wall Repair
(Update Oct 2024)
Upper Sweet Gum wall repair is 90% done.
Preparations for Lower Sweet Gum is underway.
Ponte Verde Ave is still on the list, of course. The contractor is just timing their work as space is needed alongside the project.
(Oct 2024)
Dear Homeowners,
Please be advised that Sta. Lucia Engineering team will resume repairs of our perimeter fence along Sweet Gum Street. The work hours are 8:00 a.m. to 5:00 p.m., Monday through Saturday. The expected completion date is October 31, 2024.
During the repair period, there may be some noise and dust. We apologize for any inconvenience this may cause and appreciate your understanding as we work to improve our community.
Thank you.
Very truly yours,
BOT 2024-2026
(Aug 2024)
You may or may have not known that some portions of our perimeter wall have collapsed or on the verge of doing so.
Through the efforts of Pres. Greg, Sta. Lucia heeded the request for dire repair. In these cases, almost a rebuild.
In case you're not familiar with the area, one portion is along Ponteverde Ave bordering with Villa Grande and the other portion is along Sweet Gum hugging the steep terrain through an open lot.
It could take a couple of months but soon our walls will be in better shape.

INVITATION TO BID: SOLAR POLE PROJECT
Case Study: One Way - One Side
(Oct 2024)
Dear Homeowners,
We would like to report that, based on our BOT assessment, the experimental one-way scheme and one-side parking implemented on August 5, 2024, along the Chestnut Street loop were followed and well accepted. In view of this, we will now include other nearby streets in our experiment to ensure smooth traffic movement in the area and minimize the risk of accidents by reducing conflict points.
We also take this opportunity to announce that starting October 6, 2024 (Sunday), we will implement the addition of a one-side one-way traffic scheme along Red Oak Street and half portion of Sweet Gum Street. This scheme is experimental, and your feedbacks are requested as we seek a permanent solution.
We would also like to thank the Homeowners along the Chestnut Street loop for your efforts in complying with the said scheme.
Very truly yours,
BOT 2024-2026
(Aug 2024)
Road Use Optimization. It is a passage for all vehicles and homeowners alike. It is what we use on a daily basis. It is what we need to organize and ensure it is what's best for all.
The BOT will conduct an experimental one-way one-side parking scheme in an effort to rationalize a safe and free flow of vehicles.
Each area or sector could have unique solutions. The experiment with Chestnut may or may not apply to other sectors. Hence, the need for sectionalized analyses.
Homeowners in the area are encouraged to participate in the experiment.
Summer Games
You heard it. It's back. Team formations for basketball games were done last Mar 16 with 37 teens and previously teens signing up.
Not to be outdone, our able bodied HOs are asking for other sports to be included. Volleyball, table tennis, darts, chess, and ... are your ready ? ... zumba marathon !
We'll do what it takes to make these happen. So dust off your sneakers, limber up, and stretch those muscles.
Advisories to be announced in our GC.

Trim and Cut
(June 2024)
Tree trimming ang grass cutting is ongoing.
The heat has left and the rains have come. It's a welcome escape from all the sweat and the higher than usual electricity bill. The rains also brought back the green landscape of Ponteverde.
However, the vegetation has grown too fast and it has become sort of a jungle in our midst.
Sta. Lucia brought in a team of grass and weed cutters. You'll probably hear the whirring sounds soon enough and just in time.
While they're 'on the ground', we've also scheduled tree trimming and a little bit of pruning of our trees at the same time.
We then ask for a little bit of patience and consideration from the residents if it gets a bit messy and noisy for the next couple of weeks.
Next up is our Clean Up Drive.
Corner Gutter and Gate Painting
(June 2024)
They are faded. They are sort of an eyesore.
The gutters and gates will be restored to provide visibility and safety to motorists

Speed Humps and Bumps Repairs and Study
They did their job through these years. And we need them to be in their best, structurally and visibility-wise, again for the forthcoming.
These speed limiters are designed for road safety and for our vehicle's sake, as well. Did you know that ? What are the differences ?
Ongoing Repairs and Repainting, Php 9,235

Zumba Fitness Marathon
(May 2024)
Zumba is a fitness program that involves cardio and Latin-inspired dance (Wikipedia). There must be an acronym for it, like Zest Utilizing Mommies Beyond Art. Surely it is an art form.
Thirty-five participants, no age bars, plus a few daddies on the sideline, danced, swayed, kicked ... name all the verbs, for 60 minutes to non-stop music reverberating throughout the clubhouse ... I can't stop the sentence please ....
The lights burned through the early night and so did the calories. After which, some light snacks await. :-) It was certainly not light but it was all for the fun, the mastery of the steps, those smooth moves, and all the smiles and laughter, which define age-defying.
Who knows that this event wouldn't cost a drop from our treasury. From registrations, donations, potluck meals, stage design, all were covered by generous parties. Congratulations to the organizers and donors. It was a health and social activity well done.
More of these to come for our Ponteverde Royale Community.
See more pictures and videos here.

Quarter 1 General Assembly
(Apr 2024)
Let's paint a picture. A thriving community nestled atop the border between Marikina and Antipolo City. With crisp air, bustling pine trees, and befitting facilities, families flourish. It was one of those topics discussed during the Q1 General Assembly.
Attended by 50+ homeowners, the BOT updated the community of past, present, and future operations. While Security, Maintenance, Construction and Pet Awareness have always been a concern, Sustainability took center stage as we look beyond the next 5 years.
Thrust and Balance can take as anywhere. First we need to set our directions and focus on the goal notwithstanding future changes in administration. This means a revision of our bylaws perhaps. Next is to be decisive across all considerations. We cannot float ideas forever. We need actions to sustain thrust, lest we blow out the flame. Lastly is passion. We have leaders and future leaders in our ranks. Let ourselves be active residents.
We look forward to the next GA. By then the canvas would have been set and brushes dipped in ideas.
Fun Run 2024
(Apr 2024)
And away they went !
Around 50 early risers and not so early risers gathered at around 6am to have some FUN, of course. After some limbering, an exchange of pleasantries, and a good look at the sumptuous meal which awaits, the alarm sounded off for the race to begin.
The kids and moms went first and it was a scramble for the lead with a baby cart in tow. Well, it was for all ages. The women's division went after 5 minutes. The men's division gave everybody else a head start and you can feel the atmosphere raging as they took to the line. No false starts. It was true fun afterwards.
The runners were all smiles and so were the stations and marshals. Collecting stickers as they pass through all the stations, the runners never gave up. And through it all, everybody came home with a sigh of relief and the admiration of all.
Now comes the best part. Aside from the medals, everybody got their Fun Run bags, some goodies for the kids, and their lost Ks (maybe gained more from the food). Again, thank you to our food donors and to the people who worked behind the scenes.
Our winners.

Easter Egg Hunt 2024
Celebrating the Risen Christ
(Mar 2024)
It's an event for kids. Maybe not. Parents were just as delighted searching for eggs hidden in plain sight :-) Other activities included egg coloring, bubble blowing, lots of running and playing, and selfie-ing (if you call that an activity). Donuts, juices, ice cream, candies, prizes and a lot of smiling faces.
What's even more delightful was that the event came through at minimal cost. Would you believe we only spent Php 2,650 from our funds ? Our deepest gratitude to our sponsors (not to be named) for the treats and for the all out effort. Anything for the kids, right ?
Thank you to as well to the parents who brought their little bunnies for some late afternoon fun at the PVR Park. .... Shall we have a park naming contest ? Let us know.
More events to come for kids, teens, fathers, mothers, grandparents. Keep informed through our channels.
