Pinetree Commons Rules and Regulations
Leave common walkways, driveways, stairs, and entrances unobstructed to facilitate emergency use.
No Laundry shall be placed on the balconies and no personal property shall be left on the common decks or in the common areas including the picnic area, laundry room or the Commons Room.
LOUD, DISTURBING OR OBJECTIONABLE NOISES ARE NOT PERMITTED. Quiet time is from 10 pm to 8 am each day.
Deposit garbage and trash in the Pinetree Commons dumpster located in the park. Dumpster lids must be secured. DO NOT place bags on top or beside dumpster. Do not leave trash outside unit doors or in common areas. Illegal refuse (constructions materials, appliances, furniture, chemicals and unused paint cannot be placed in the dumpster. Additional dumpsters can be found on 27 Halo Pines Drive and construction materials, appliances, furniture and paint that is solid can be taken to the Collection Station on Camino Grande/Hwy 25.
Do not connect extension cords to common area outlets.
Owners (or short-term guests of owners) may have pets on the premises and are required to pick up after the pets. Pets must be kept on a leash when outside. Long-term renters may have pets with the approval of the HOA Board and must keep their pets on a leash and pick after them.
Any damage to the common areas or facilities will be repaired by the Homeowner Association at the expense of the responsible party. OWNERS ARE LIABLE FOR DAMAGE CAUSED BY THEIR GUESTS/TENANTS.
Park motor vehicles in designated areas only. Each unit may have only two vehicles in designated parking areas depending on total occupancy. During heavy usage periods such as holidays, special attention must be paid to ensure parking is available for all owners and renters. Overflow parking can be found on Buttermilk Lane. VEHICLES MAY NOT BE PARKED IN THE FOREST BEHIND BUILDINGS P-3, P-4, P-5.
Cruising or circling of the property in any type of vehicle is prohibited.
Each unit is to contain an adequate fire extinguisher and smoke alarm which will be checked annually by an agent of Pinetree Commons. Fire extinguishers should be in plain sight. If there is a fire call 911.
No modifications of any kind shall be made to any common area, including exterior walls, without the express written consent of the Pinetree Homeowners Association Board of Directors.
The HOA must have a passkey to each unit. Any owner, rental agent or renter installing a new lock to an entrance door is to provide a key to the HOA.
Owners, their guests, or renters must leave electricity on in their units to allow emergency responses as needed. Turning off lights at the breaker box inhibits inspections and immediate response to the unit. Electric or propane heat must be left on during the winter months. THERMOSTATS SHOULD BE SET NO LOWER THAN 45’ DURING THE WINTER.
CHARCOAL OR WOOD BARBEQUE GRILLS ARE NOT PERMITTED ON ANY DECK OR BALCONY. There is a grill available for use in the picnic area if there is no fire restriction in force. Prior to leaving the picnic area, ensure that your charcoal fire is completely out. There is a water hose attached on the south end of the building P-6 to drown the fire.
The Laundromat in building P-4, first floor will be open from 8 am to 10 pm. It is accessible by owner code only. REMOVE ALL LINT FROM DRYERS AFTER EACH USE!
No one may take pictures of other people, their pets and/or possessions on Pinetree Commons property without the consent of the individual or guardian on the individual(s) being photographed or recorded.
Firewood may not be stacked on any deck front of back, wooden or concrete, above or below ground.
No burned wood or ashes from the fireplace will be left on any deck front or back, wood or concrete, above or below ground. Only cool ashes should be placed in the dumpster.
Unit fireplaces MAY NOT be used for continuous or a sole source of heating. The fireplace and the chimneys are designed for occasional use only. Owners are responsible for informing their guests, rental agents, and long-term renters of this policy.
No Agent of Pinetree Commons can assist with short term rentals. An off-site property management company should be retained for purposes of distributing keys, assisting renters, cleaning, maintenance, etc of short-term properties.
Common area or exterior maintenance requests must be directed to the board in writing or through the maintenance request google form or Maintenance/Modification Request.
These rules and regulations are subject to amendments and additions.

YOUR HELP IS NEEDED TO MAINTAIN OUR DUMPSTER!
Due to the volume of people that stay at Pinetree Commons over the holidays or popular weekends, our dumpster can be completely filled. Our normal schedule is supposed to be Friday/Monday for trash pickup. However, this schedule can be disrupted due to Village Holidays, staff shortages, or weather. If the dumpster is full - YOU MUST TAKE YOUR TRASH TO THE HALO PINES TRANSFER STATION located at 27 Halo Pines! Trash left beside the dumpster gets torn apart by the birds and other animals. The debris can injure our animals and we have seen plastic bags wrapped around the snouts of deer.
