Terms & Conditions

All reservation must be made in advance through our booking form.

An invoice, including all payment information, will be sent to you upon booking confirmation.

To secure your desired dates, full payment or a 50% booking deposit is required.

The remaining of balance (if any), along with the security deposit, must be paid no later than one (1) week prior to your arrival date.

Your security deposit will be refunded within 24 hours after check-out, subject to a satisfactory inspection of the homestay.

We currently accept online bank transfer payment only. More payment options are coming soon!

If you cancel 7 days or more before your check-in date, you'll receive a full refund of your payment or booking deposit.

If you cancel less than 7 days before check-in, no refund will be issued. However, your payment or booking deposit will be held for your future booking with us.

Check-in time: 3:00 PM

Check-out time: 12:00 PM

Early check-in and late check-out are subject to availability and may subject to additional fees. 

Our homestay is designed for comfort and flexibility, featuring four (4) inviting rooms. Three (3) rooms are each furnished with a queen-sized bed. One (1) room offers a queen-sized bed and a single bed.

For additional guests, we also provide four (4) extra single mattresses.

To ensure a comfortable stay for all, we limit the maximum occupancy to thirteen (13) guests, including children.

We've allocated four (4) parking spaces for your convenience: Two (2) in the porch and two (2) directly in front of the house gate.

No smoking inside the homestay.

Pets are not allowed.

No karaoke or alcohol.

Quiet hours begin at 10:00 PM to respect the neighbours. 

No pool activities after 10:00 PM.

Switch off lights, airconds and other electrical appliances before leaving.

Do not conduct immoral activities.

Please help to maintain cleanliness.

Dispose of trash in bins provided.

Please be advised that we are not responsible for any injuries incurred, or for lost or stolen belongings during your stay.

We encourage all guests to take personal responsibility for their safety and valuables.

For the safety of our younger guests, children must be supervised by an adult at all times during swimming activities.

Our homestay is equipped with 24-hour CCTV outdoor surveillance, primarily for safety and emergency purposes only.

We reserve the right to refuse service to guests who violate these terms.

We may update these Terms & Conditions from time to time. Any changes will be posted on this page.
