Pricing
Pricing starts from $680/night fully inclusive for the house for 8 guests, with additional charges for each guest up to 12 max (adults + children but excludes < 2 yr old infants in a cot).
Peak rates will be charged over Easter and other Public Holiday weekends/Christmas.
Minimum 2 nights, (3 on long weekends and 4 over Xmas/Summer holidays).
$500 for refundable bond deposit + full payment upfront to secure booking.
When booking direct, we take the risk so apologies, no refunds or cancellations. Will only move date to a comparable time.
Pay Id or Bank Transfer only.
No additional service fees. Apart from cutting out the middleman booking platforms fee, the nightly rates are comparable to Airbnb/Vrbo rates (so don't expect it too much cheaper) because of the higher risk we carry without the booking platforms insurance cover and loss of ratings reviews to help algorithmns push us up in the listings.
Includes all Linen, Welcome Gourmet Food & Drink Hamper of local produce (full house bookings only), Firewood,
basic cooking condiments inc tea, coffee etc, Bathroom & Laundry supplies

Pool is seasonal and open between November and April approximately. BYO POOL towels as this keeps costs down for all. There are NO pool lights for night use due to council restrictions on noise. Please contact us to confirm if your dates mean the pool is open or shut. 1m shallow end and 2m deep.
There's no central heating because this house is eco-designed and well insulated, you keep warm with Wood Fireplaces and fan heaters.
In Summer, it rarely goes above 30C being a cool climate region. Keeping blinds down in Summer, windows open to catch the cool nightly breezes and with portable fans, there is NO aircon.
No Pets as there is no secure fencing and strange dogs bother the cattle going to their water trough adjacent to the house grassed areas. This includes inside dogs as we've had prior bad experiences on the carpets.
This is "pre-loved" holiday home which we focus on guest affordability and value for money over luxury, so don't expect everything to be new/luxurious.
We have recently changed our pricing model due to higher number of cleaning hours required for large family groups. We have found it's not fair to burden those with less than 8 with such costs and therefore will charge an additional per guest price beyond 8 to cover the additional time required. This also means we only provide the number of towels for each guest booked, so please be accurate with your guest numbers. We can accept a reduction of guests 1 week before arrival date if this impacts the price, but within 1 week of arrival, we are unable to change the house set up then.
If you do have camper friends/family wanting to stay when you are there, we welcome them to book our camping spot on Hipcamp. Note if they are not self contained with toilet, we would expect them to pay for the extra Toilet option on Hipcamp. It is not fair to hosts to have extra people use the property facilities like toilets/shower/electricity without paying for them. The total number of the guests inclusive of Hipcampers is 16 as per NSW Short Term Holiday let legislation.
