2. Who do you use for lending/refinancing for your personal investment properties?

For 1-4 unit properties, I use Chris Wharton at First Ohio Home Finance. Chris has great rates and his bank specializes in working with investors. They always close the loan and the appraisers they use won't say things like: "contingent upon crack in drywall being fixed" <<< You would think i'm kidding about this but i'm not...! Disclaimer: I do not get a referral fee when you use Chris. I refer him out because I view his quality and price the best.

3. Who do you use for your property inspections?

For my personal properties that I buy, I use Trusted Property Inspections (TPI) to walk my properties with me. They uses Spectora which is the latest and greatest state of the art software for property inspections. TPI breaks down his report room by room - this makes it very easy for our management company to review and to coordinate work with contractors.  Disclaimer: I do not get a referral fee when you use TPI. I refer them out because I view his quality and price the best.
