Advisory Committees - Goals & Objectives - As of: 11 Nov 25
1. Support the successful completion of all AC’s objectives.
2. Expand member involvement in AC’s or Special Projects.
3. Complete the 24-25 term at or below approved budget.
4. Continue to market to members the importance of OGT’s website and Power Strata communications platforms.
5. Council fulfills its fiduciary responsibilities to the best of its ability.
Advisory Committees - Goals & Objectives - As of: 11 Apr 25
1. Complete two site walk throughs.
2. Complete one FireSmart project.
3. Complete Condo painting ($34k) and $50k of identified Corrective Mtce Projects.
4. Move to Preventative Maintenance mode and reduce Operating costs to $25-$30k for 24-25 fiscal.
5. Decide on remaining $65k “Ice Damming” levy by Aug 1/24.
6. Move forward on all Advisory Committee objectives.
7. Winter 23-24 Radon testing complete, policies established and remediation process is clear for interested members (Q1/24).
8. Finances are monitored/managed in a way that we complete the fiscal year at or below approved 23-24 budget.
1. Initiate new OGT Advisory Committees:
• Depreciation Report and Reserve Fund Advisory Team (DR & RF).
• Landscape Advisory Committee.
2. Website enhanced and usership grows to 85%:
• Online format allows residents to document issues they believe may require maintenance.
• The website is seen and used by all residents and PM as a fast and efficient way to address asset related issues as they come up.
3. Complete the 2023 Depreciation Report (Q3):
• DR&RF Advisory Committee engaged in the site tour with Dan Leiker (Mountainside Enterprises).
• Mountain Enterprises has access to OGT website and can view the Maintenance Matrix ahead of site visit.
• Findings from the site tour and fresh RF analysis posted and reviewed at Aug AGM.
• Moving forward the Maintenance program and budget are more in step with guidance provided in the 30 year Projection analysis as shown in DR.
4. Advance on Maintenance Matrix Projects:
• Maintenance Matrix projects follow the established ABCDE Principles but categorized by Contractor, Handyman and Volunteer type projects.
• Conclude on 4-5 specific Contractor projects that are Safety (A) and Building Integrity (B) related and secure those contractors.
• Similarly specific Handyman and Volunteer projects are decided on with action plans described/timing for 2023.
5. Prepare for August 15/23 AGM:
• New projects requiring AGM approval prepared and submitted to Council by June 01/23.
• OGT’s 2023-24 Budget prepared by June 01/23 (Council and Property Manager).
1. Launch OGT Website:
• Improve communications of OGT community information to all residents .
• Engage more residents in the business of OGT activities and support our Property Manager in managing this business .
2. Initiate special Advisory Committees that advance certain areas of interest by engaging OGT residents:
• information and Technology Advisory Committee.
• Preventative Maintenance Advisory Committee.
3. Define the Vision and Mission of Council:
• Build a unified and cohesive Council Team.
• Ensure our work is in lock step with our Property Manager and complimentary of those management systems.
• Maximize opportunity for all OGT members to be fully informed and engaged in OGT’s business activities.
4. Complete two site tours or walk arounds:
• Document (via Maintenance Matrix) all safety, building and common area issues requiring maintenance and repair.
• Recognize OGT has seasonal issues that can degrade the value of the asset requiring mitigation plans identified and appropriate finances in place.
