The Maintenance and Reserve Fund Matrixes, are “living” spreadsheets that lists items identified at OGT in need of repair. The projects listed in the Maintenance Matrix are funded from the yearly Strata Repair & Maintenance budget, whereas the Reserve Fund Matrix projects are "big ticket items" and is funded from the Strata Reserve Fund. The Strata Fiscal Year (FY) is from 01 July to 30 June.
OGT Complex is a strata property legally known as KAS 3765 Strata Corporation. The Corporation manages an yearly budget of approximately $277,000 with assets valued at approximately $21 million (the insurance value of the OGT buildings and common areas). (2024 figures)
Even though we live in a Strata community with certain "build in" support, such as landscape and irrigation teams looking after our common property, individual owners/residents are responsible for the maintenance upkeep of their units. This is particularly important if you are going to be away from your residents for any amount of time.

The Ice Damming project is a compilations of aerial pictures and videos taken of the OGT roofs over a number of years. The imagery serves to highlight areas of concern in our roofs that lead to the creation of ice damming.
You have probably wondered what are the various types of vents, exhausts and pipes protruding from wall and roofs in our complex. Indeed it amazing how many vents, both intake and exhaust, that we have in each of our homes and they all serve a very important part in creating a healthy environment in our homes.
