Laundry Room:
Please clean the dryer lint filters when you finish. Use liquid laundry detergent or laundry detergent pods and avoid dry detergent.
Please remove/transfer your laundry promptly when the washer or dryer cycles finish. If you leave your laundry in the machines after the cycles finish, the next person may reasonably remove your laundry so they may do theirs.
If there is a problem with a washer or dryer, please put an “Out of Service” sign on the machine and contact the Board so they can schedule service. Fill out the “Problem Log Sheet” and updates from the Board will also be placed on the sheet.
You may request a laundry cubby from the Board. A new lock and keys can be purchased from a home improvement store, like Lowes.
Mail Room:
If you lose your mailbox key, you can purchase a new lock and keys from a locksmith or home improvement store. Then request that the mailman remove your old lock and you can install the new one.
Cable TV and Internet:
HD Digital TV and Performance Pro Internet from Xfinity is included in your monthly assessment. An X1 remote, 2 additional TV adapters and an Internet modem are also included. You may upgrade your service with premium channels, faster internet, or telephone. All upgrades will be billed to the individual unit. You will be responsible to exchange or return any Xfinity equipment.
Internet and telephone may be purchased from other carriers. We are wired for Google Fiber..
Garbage Chute:
Please put only bagged and tied household garbage down the chute. If you have something to throw away that may not fit easily into the chute take it down to the dumpster room (at the garage level), and deposit it directly into the dumpster. Cardboard should not be placed in the dumpster, and taken to Indian Hills, East, or any nearby school for recycling.
There have been instances where something has become stuck in the chute, and others have thrown garbage on top of the stuck item creating a backup in the chute which became a HUGE mess.
If you have contractors working on your unit, please instruct them that they are to clean up the common areas, and to haul away construction debris. Construction debris are not allow in the dumpster. If your contractor needs to provide his own dumpster, please instruct him to place it in the East parking lot nearest your entrance.
Do not leave large items in the garbage chute room or near the garbage cans. If they are not in the dumpster, they will not be disposed of.
Recycling:
There are three blue recycling containers near the mail room. These containers have specific items that are NOT allowed. Absolutely NO GLASS or plastic bags or plastic wrap! You can recycle your glass just down the street at Rotary Glenn Park, East of Hogle Zoo. Please no large cardboard boxes. They seem to take up a lot of room leaving no space for your neighbors to recycle. Please be courteous to your fellow home owners. Cardboard can be taken to recycling bins a most public schools - the closest are Indian Hills Elementary or East High School.
Monthly Fees:
Your monthly assessments are due on the first day of every month. If your fee is received later than the 10th of the month, a late fee of $25 can be assessed. The monthly assessment includes payments for the monthly operating expenses and the reserve fund.

Your monthly assessment includes all utilities except telephone. Electricity and natural gas are centrally metered, and your share is prorated by your percentage ownership.
Please conserve electricity and heat to avoid an increase in monthly fees.
Garage Doors:
You should have been given a garage door remote control from the previous owner. If you do not have one, you may purchase one from the Martin Doors or order one online. Order LiftMaster 811LM and then contact the Board for the programming code.
Newer model cars may be able to set their HomeLink to open the garage door.
When exiting the garage, use the right (North) door - do not use your remote to open the doors from the inside. The North door will open as you approach it. Use the South door to enter the garage with your remote. This is a safety issue.
When you approach the garage from the outside, stay on top of the driveway ramp until the door is completely open (especially in the winter). That way we can avoid damaging the doors by driving into them. If you damage the garage doors, you will be responsible for the repair.
If there is a power outage, the garage doors may be opened manually by pulling the red handle and opening the door.
Elevator:
In an emergency, call 801-218-3578 or the phone inside the elevator will automatically call the answering service.
Shopping Carts:
The shopping carts around the complex are for your use. As a courtesy to others, please return the carts to the garage level (or the east stairwell) when you are finished. This way, the next person will not have to go looking for one.
Plumbing:
If you need to do some plumbing, you may shut off the water to your unit without affecting others in the complex.
The shut-off valves for each unit are located behind access doors on the ceiling of the garage area.
There are three (3) valves for each unit:
Hot soft water
Cold soft water
Cold hard water
The cold hard water supplies the kitchen faucet.
Remodeling/Construction:
If you are having construction work and/or remodeling done on your unit that is noisy (electric saws, hammering, etc.), please have the work done between the hours of 9:00am - 6:00PM, so you don't disturb your neighbors.
