Staff Recommendations:
On August 12, 2024, an HDLC Inspector found the the installation of two visually prominent mini-splits installed without a CofA. A mechanical permit had also not been filed for the building. From photo research, the mini-split at the right elevation was installed between May 2016 and December 2018 and the mini-split at the rear was installed between December 2018 and February 2021.
The applicant has stated that the cost associated with relocating the mini-splits and running new conduit lines would be cost prohibitive for the owner. The HDLC Guidelines requires wall mounted equipment to be installed in a visually unobtrusive, and rationally organized manor. The unit at the right elevation is set two rooms back, has minimal conduit, and took the place of a window unit, as such Staff recommends approval of the location. However, the unit at the rear is visually prominent due to the height of the install, the more abundant conduit, and replaced a ground mounted unit that was not visible. Staff recommends that the rear unit be relocated to a less visually prominent location.
