Description: Retention of installation of visually prominent roof-mounted mini-split at a Contributing rated, two-story, single-family residential building without a Certificate of Appropriateness.

Staff Recommendations:
The current owner purchased the property in May 2019. Following this, work without permits has continued on the building. Most of the work done up to now has received a CofA to approve or correct the work. However, the installation of the mini-split and related conduit remain.
An HDLC Inspector completed an inspection of the property on December 10, 2024 and found the mini-split and conduit had been installed without a CofA and without approval from the Mechanical Department.
The mini-split does not appear to be appropriately located at the shed roof under the cantilevered porch. It is visually cluttered and obtrusive and adds an extra element to an already odd condition. Further, the conduit lines are also visible and disorganized. As such, Staff recommends denial of the mini-split and conduit as installed. Staff recommends that the mini-split be relocated to the rear wall below the fence line and that the conduit is organized, consolidated and within a rigid casing to be painted to match the wall and not located on the roof.
