Staff Recommendations: 

The applicant is requesting the removal of the existing slate roof due to deterioration and delamination of the tiles. The Guidelines state that if over 20% of the tiles are damaged, then replacement may be warranted. Slate roofs also have a lifespan of 60-125 years and this roof is at the later end of that period. As such, Staff recommends approval of the removal of the slate tiles and installation of new architectural asphalt shingles to be chosen from the HDLC list of approved roof brands and colors.
