Description: Demolition of more than 50% of the roof and exterior wall structure of a Contributing rated, one-story, single-family residential building.
HDLC Guidelines:
Section 12, Pages 23-24 of the Guidelines for New Construction, Additions and Demolition states that the demolition of all or portions of historic resources within a local Historic District or Landmark site are considered drastic actions, since they alter the character of the area. Once historic resources or buildings that contribute to the heritage of the community are destroyed, it is generally impossible to reproduce their design, texture, materials, details and their special character and interest in the neighborhood.
The condition of the building or structure:
5912 Patton St. is a Craftsman style, single-story, single-shotgun building constructed between 1910-20, within the period of significance of the Uptown local historic district. The wood-framed building on masonry piers retains its original footprint and massing, with a rear addition constructed between 1909 and 1951. Sanborn Maps also indicate that the structure was moved during that time to be setback further from the street. A side addition was constructed some time after 1951.
The exterior walls are clad in weatherboard siding and the roof features exposed rafter tails. The front gable has a single multilight attic window surrounded by wood trim and narrow weatherboard siding. A grouping of three tapered columns on a stuccoed pedestal support a wood beam spanning the front porch that extends across the full elevation. The solid wood panel entry door is likely not original but is flanked by multilight sidelights indicative of the Craftsman style. The turned-wood baluster and handrail is not original.
Staff Recommendations:
The applicant proposes demolishing 60% of the roof area and 61% of the exterior wall area to to accommodate the construction of a new camelback addition. The proposal maintains the original front facade intact. Because the proposed camelback is located at least two historic rooms back from the front building wall, as per the Design Guidelines, HDLC Staff does not object to the request for partial roof and exterior wall demolition.
