Staff Recommendations: The circa 1930s double shotgun cottage first appears on the Sanborn Fire Insurance Maps in 1951. The double shotgun retains it's massing, front porch, dueling center entries with sidelights and footprint. The proposed renovation seeks to enclose the existing front porch as part of a larger scope to combine 247 Pine Street with what was formerly 241 Pine Street. The total amount of demolition is 60%. HDLC guideline discourage encapsulating existing porch structures for interior space as porches positively impact the social and visual aspects of the neighborhood. Staff recommends the denial of the demolition of more than 50% of the primary façade.
