The previous recommendations were successfully incorporated into the current proposal.Â
The left-side door and window modifications are recommended for approval, however, the second-floor window closest to St. Ferdinand Street should be eliminated, and second window back should be aligned in size and location with the proposed first-floor window opening below.
03/25/25: The ARC voted to defer the application for additional review. The ARC agreed that:
The front elevation of the historic primary building can be restored back to its original Eastlake exterior appearance and detailing based on the historic photo documentation provided.
The previous porch column bays appear to be equal in size, so the location of new porch columns and bay widths should be updated to reflect this.
The dimensions of the proposed new porch columns appear to be a bit oversized while the brackets are undersized in relation to the historic, and the applicant should ensure the width and proportions accurately replicate the historic columns as they appear in the historic photo documentation.
The proposed new covered side entry roof should be cut back in length so that it does not extend past the rear line of the left-side building bump out, and so the existing window opening at this location can be retained.Â
02/18/25: The ARC voted to defer the application for additional review. The ARC agreed that:
If the applicant would like to pursue a future request to restore the building back to a more original Eastlake exterior appearance, this can potentially be reviewed and approved at the staff level provided the restorations are based on documented evidence, such as previous building framing, historic photographs, comparative analysis, etc.
The applicant should continue to study and refine the form and detailing of the proposed new accessory structures and side porch.
The proposed new rear addition and door/window changes appear to be appropriate, and some additional window openings could be added at the left side, if desired.
The proposed new side porch should appear more transitional and relate more to the new carport and cabana than to the existing building. For example, the columns and trim can be simplified, or it can be revised to appear more like a hyphen connection. The porch roofline could extend further out toward the carport, but they should remain two separate structures.
Additional information and details should be provided on how the side porch relates to the new and existing elements on the site.
