Description: Detail review of the new construction of a 3,007 SF one-story, single-family residential building with a 1,048 SF detached garage on a vacant lot.

Previous ARC & Commission Motions:

01/07/26: The Commission voted to grant conceptual approval of the massing with the details to be worked out at ARC level. 

12/16/25: The ARC recommended conceptual approval of the massing with the details to be worked out at the ARC level. The ARC made the following recommendations:

• The garage door should have more transparency and be further detailed to better relate to the vertical entry gate.

• The roof pitch should be steeper and the overhangs at the side elevations should be minimized.

• The parking pad should be changed to parking strips or permeable paving.

07/22/25: The ARC voted to defer this application for additional review.  The ARC requested that the next set of drawings include 3D perspectives, a block elevation drawing, a site plan that shows the neighboring buildings setbacks, all drawings dimensioned, and further details of the garage door, windows, and materials. The ARC stated that the entry sequence be further studied, especially how it relates to the street, and recommended an entry courtyard. The garage building should be set further back on the lot to make it clearer it is a subordinate building rather than a main structure. The ARC also stated that the main building should be a 4-bay instead of 3 to better keep with the rhythm of the adjacent buildings.
