A few minders for everyone:
Parking. If you or your guests are parking in front of your garage, please be sure that cars are fully out of the roadway and entirely within your driveway space. It's imperative that we keep the roadways fully clear so that emergency vehicles can get through; if someone's car is even partially blocking the roadway it could present a hazard. We've noticed several incidents lately where cars are sticking out into the roadway; if we see persistent issues, we will need to issue a violation notice and fines.
Also, we encourage everyone to utilize your garage spaces as much as possible for parking. We have only 11 shared parking spaces for 24 units. Parking in your garage versus one of the shared spaces means more room for guests and visitors. :)
Let us know of any major repairs to plumbing or electrical in your home. While plumbing and electrical repairs to your Unit are your responsibility per our governing documents, it's important that we as a Board know if there are any common issues or defects that affect many of our Units, as we may be able to pursue action as an HOA. We are aware of one Unit that recently had to have extensive plumbing repairs done after a leak was discovered that was caused by improper installation at the time of construction. Please let us know if you encounter any issues such as this.
Check the outside lights above your garage entrance. Each of our units has recessed lighting above the entrance to our garages; please check to see that these are working and replace any bulbs that may have burned out. These are set to turn automatically when it gets dark outside, but we've noticed several units' lights aren't working, probably because the bulbs have burned out. These are an important safety measure for our community so we'd like to make sure they are all working properly.
