A large coyote was spotted in McKinley Oaks in the last week or so running down the sidewalk between 6A and 7A in the morning. He veered off of the sidewalk and ran between house numbers 2819 and 2905. Please be careful if you are out that early. Generally, they won’t bother you if you don’t bother them!

This Resources for Milton document has been provided by the MOHOA and includes some significant resources available for Florida residents who have been impacted by the hurricanes that have hit our area recently.

According to one of the Waste Management employees, if you have yard waste from Hurricane Milton, it will be picked up on the regular yard waste day, Wednesday.
The State of Florida and National Guard will be at Parrish United Methodist Church on 301N, on Sunday October 13th, if supplies hold out. Start time is @8A, but suggest you arrive early. They will be passing out water and MREs (Meals Ready to Eat) as well as tarps sized 20x30 and 20x25 to families in need.
-Distribution will be done at the large field behind the Church.
The 4th quarter Board of Directors meeting will be delayed until early November; please look for an update, after a room is confirmed at the Church. The reason for this change is the delay in getting budget letters out due to ‘Uncle Milton’!
Thanks to all who have helped or performed clean-up for the neighborhood and Common Areas! The neighborhood and Common Areas look great. The Board will be checking with Green Valley to see if they can help with any tree trimming/removal as needed.

If you are staying to ‘ride out the storm’ or leaving, please let your neighbor and/or friend(s) know you are home so someone can check on you.
Remember to stow anything on the front and back porches of your homes; in hurricane strength winds, even a child’s toy can become a missile (that includes plants on your lanai or porches, wreathes, water hoses, chairs, tables, umbrellas, etc.etc.)
Have enough gasoline, food, and water for your family. Try to stock up early!
For generator safety, be sure your generator is working well and is at a safe distance from your home.
Help each other as you can.
Please be safe and if you have to evacuate, do it soon.

Good News! At a Manatee County Planning Commission meeting on Sept. 12th, the Planning Commission denied the proposal to develop Fort Hamer Commons. The vote was 4 (opposed) to 1 (in favor). Homowners from McKinley Oaks, Chelsea Oaks, and River Plantation attended.
Please extend a big ‘Thank You’ to Kevin J. for his very professionally written summary to oppose the plan, Harry W. for presenting the summary to the Planning Commission, and Lyle M. for offering additional comments, and Jenny M. for attending the long seven-hour meeting.
Note, even though the initial Planning Commission vote denied the proposition, Kevin J. was notified the Travis 55 project will still be on the agenda for the September 26th Manatee County Board of County Commissioners. They could still approve the request, overriding the Planning Commission. As homeowners, plan to attend this meeting for a show of unity in opposition to their proposed plan!

The mowing team for McKinley Oaks, Green Valley, has moved their community mowing to Mondays, effectie immediately. The scheduled day was formerly Tuesday.
As you have noted, the McKinley Oaks entrance was decorated for July 4th. The buntings and lights were donated. Next year, MOHOA is planning on additional lights and some flags.
Peace River was here and trimmed a palm tree and the cedar trees in the front. In a follow up visit from Peace River, when the trimming was questioned, it was indicated they now have strict directives to trim 15 feet from power poles. The Board has contacted Terry’s Tree Service for a ‘consultation’ on the best way to proceed with the cedar trees—trim them up or cut them down. If you’ve noted, the way they are leaning now, a stiff wind is going to result in downed trees.

Great News! The playground repairs are completed! Check out the new platforms and steps on the large plastic unit in the front.

The Board wishes to extend a big "THANK YOU" to the following homeowners who volunteered to plant the flowers purchased by Retta H. and Connie R. for the front entrance. They include Kevin J. (who also transported the plants), Brian P., Shawn D., and Thomans M. In addition, Jeff H. was able to set the irrigation system to water the center beds more frequently at the entrance where the plants are located. Plus, at an HOA Board meeting earlier this year, Thomas M. made the homeowners aware of the Manatee Corrections Center Plant Farm where plants are available to purchase at discounted rates. Again, thanks to all who volunteered with this endeavor.
Happy Memorial Day to you and yours! May all of us truly remember the reasons our country is great and the sacrifices made by so many along the way!

Great News! The Board has approved repair of the playground plastic play set through Calusa Construction; the successful proposal was submitted by Kenny S., newest homeowner in McKinley Oaks. Date to begin repairs is TBD...so, stay tuned for more! Thanks to Kevin J., Kevin H. and the many members of the Playgroup Subgroup who participated in meetings and communications with this process--Megan P., Brian P., Nicole D., Shawn D., Henry B., Tom M., Carrie B., Eric B., Ian R., Michelle R., Danielle O., and Holly M.

The Association will be paying for Decoders installed from March 19th going forward. This should be a seamless process; when decoders are recognized as needing to be replaced, BrightView will replace them and invoice the Association. You can view additional irrigation updates on the Google page soon. Here is a copy of the irrigation schedule for your convenience.
The Exterior Color Paint Palette Subgroup has been working hard to provide McKinley Oaks with selections for more updated color schemes. They met with an independent painting company, then, with a final consultation with Sherwin Williams. The color selections were then approved by the ARC, then the Board. Sherwin Williams will be assembling new binders for homeowners to actually view the colors, and the new colors will be placed on the McKinley Oaks Google web site. The new color palettes can be found here.
This does NOT mean everyone needs to start painting this year; but, as home exteriors need painted, everyone will need to use the new colors.
Remember, if you need/want to paint, please submit an ARC (also found on the McKinley Oaks Google web site).

Four men with orange vests were soliciting in McKinley Oaks on Thursday April 11th. They claimed they were from Frontier. When checking with them, they were unable to produce identification, lanyards, etc. which would be identifiers for Frontier. They arrived in two separate civilian cars, with no Frontier markings. They were also checking out the wooded and grassy areas around the Tot Lot. When told the police were being called, it is interesting that BOTH vehicles departed immediately.
For the safety of our neighborhood, please do not hesitate to call the Sheriff's Department at 941.747.3011 (non-emergency situations) for questionable solicitation--there are two signs posted at the front of the subdivision, specifically for "No Soliciting". If you call the Sheriff's Department, they will ask for general descriptions of anyone in question, such as age, clothing, race, etc.

A new landscaping company will be starting to take care of McKinley Oaks on Tuesday, March 12, 2024. If you see them out, please welcome ‘Green Lawn’ to our community.
The playground issue is ongoing; Kevin Howard and Kevin Jones are working very diligently to get contractors here, then it seems once they get here, they won't provide proposals or don't want to do the work. At this point, do any of you have any suggestions for insured contractors? If so, please let Charmae Billingham (Capstone) or any member of the Board know, providing a name/phone number or email so they can be contacted.
Though homeowners are willing to work on the playground themselves, there are liabilities that must be taken into consideration for the safety of the Association and potential homeowners doing the work. See additional sheet, posted in January, reposted today. If the Board receives any additional updates from the insurance Broker for McKinley Oaks, another notice will be posted.
The Board appreciates your patience with this issue; everyone wants resolution!
Irrigation Services (wet checks) from BrightView will start an every other month rotation in May; so, wet checks will be done in May, July, September and November. If you have any issues in between, please contact Jeff Hatfield or send a note to McKinleyOaksIrrigation@gmail.com.
The Exterior Color Paint Palette Subgroup has been meeting and making progress. K & N Meticulous Painters is providing free consulting for the proposed color combinations; they will then be sent to the Sherwin Williams Design Color Specialist for McKinley Oaks, Elizabeth Martin for her 'approval' and any other suggestions she may have...then, of course, they will be sent to the ARC, for their decision, then on to the Board for a Board vote on April 25th.

Good Morning,
All property owners should be aware of the proposed FEMA flood maps in Sarasota County that could be amended very soon and could change your flood insurance requirements; if passed.
New flood insurance rate maps, or FIRMs, could impact your insurance requirements and premiums. Flood risk changes over time due to construction, growth, environmental impacts, floodplains widening or shifting and changes to local watersheds.
Sarasota County has compiled resources to help you determine whether your property or business has been affected by the new FIRMs and how you can find more information.
Please note: These changes do not affect hurricane evacuation levels, which may be viewed here.
You can attend one of several open houses where local officials will answer questions about the proposed changes. The meeting schedule can be found on the image enclosed with this email.

Fort Hamer PD & E Study
At the board meeting on January 31, 2024, the Fort Hamer PD & E study was discussed. If you have not had an opportunity to learn more about the study, please get involved as this project is going to impact all of us driving on Fort Hamer Road. There were two proposals from the study. One was to replace the stoplights currently on Fort Hammer Road with roundabouts and the second was to widen the bridge across the Manatee River to four lanes.
