Development Proposal Summary:
· Residential development of circa 175 units – mix of 2, 3 and 4 bed Terraced, Semi Detached and Detached Properties
· 25% of units to be affordable
· 2 vehicular accesses provided from Lammermoor Terrace
· Strong landscape edge to western boundary with associated pedestrian and cycle access to the existing Core Path which runs along this boundary.
· Provision of an acoustic bund and fence provided along southern boundary to mitigate noise from existing industrial units on
Elphinstone Road
· Sustainable Urban Drainage (SUDs) Pond provided at eastern part of site to accommodate surface water run-off for the development
· New tree planting along northern boundary to Lammermoor Terrace and within the open space in the proposed development
Developer Contributions:
· We anticipate the site will require to pay developer contributions on a per unit basis to cover mitigation for local transport impacts and improvements in
Tranent Town Centre, Elphinstone Road/Edinburgh Road/New Row, Bankton junction onto A1 and various other transportation
proposals as set out in the East Lothian Local Development Plan.
· Contributions towards extension of Windygoul Primary School and a full size grass community sports pitch as part of the Windygoul
South development by Springfield
· Contributions towards the extension of Ross High School in Tranent
· Contributions towards the enhancement of community sports facilities at Polson Park
The Planning Application which will be submitted to East Lothian Council in due course will include a Flood Risk Assessment, Geotechnical Site Investigation, Coal Mining Report, Noise Report, Air Quality Report, Local Transportation Assessment, Drainage Strategy, Ecology Report, Design & Access Statement and a Landscaping Strategy.
