Q : How is the return on investment (ROI) calculated?
A : ROI is calculated on a pro-rata basis, based on the percentage of ownership. As quarterly payments are made, your ownership percentage increases, resulting in a higher ROI return over time.
Q : Are there any taxes or additional charges?
A : Kura Kura Resort covers several key costs, providing significant savings for buyers:
PPN Tax of 5% is payable to the government on processing of the contract.
Maintenance Fees & Property Insurance are covered for the first two years, saving you USD 800 per year for maintenance and USD 300 per year for insurance.
Q : How are transactions processed?
A : The lease agreement is currently in USD, but under Indonesian law, all transactions must be in Indonesian Rupiah (IDR). Payments can be made in USD or any mainstream currency, which will be converted to IDR. ROI calculations will also be in IDR, but we can facilitate transfers to another currency upon request.
Q : What are the lease terms and benefits?
A. : The lease term is 85 years, with:
21 days of free stay per year
Guaranteed 10% (gross) ROI
Minimal expense deductions in the first two years (detailed in Article 6 of the Management Agreement)
