Option 1: Rent a house.
Here are our Rental Options, and a rough indication of our target rates:
Short term Rent: 1 day – 30 Days.
Rates depend on seasons, and house-type
We target 40,- Euro per day in Low season, to 85,- Euro in High season.
Monthly Rent: 1 months - 12 months
Rates depend on seasons and house-type
Our target on max Monthly rates: 800,- Euro – 1100,- Euro
Long Term Rent: 1 year - 3 years
Long-term rates will be significantly lower than Short-term rent, and are not influenced by seasons.
Our target Yearly Rates: 8.000,- Euro –12.000 Euro

Option 2: Buy a House
Can foreigners buy property in Bali?
Yes, foreigners can have full ownership of buildings on land, that is leased or held through a Hak Pakai certificate, or entering a Leasehold agreement.
Here is an overview of the various options
Foreign Ownership:
Leasehold: Foreigners can enter into leasehold agreements for land and buildings in Bali. Leasehold arrangements typically last for an initial period of 25 to 30 years, with an option to extend for an additional 25 years.
This Leasehold system will be used at Kampoeng Belanda for our foreign residents
Hak Pakai (Right to Use): Foreigners can have full ownership of buildings (not the land) on land that is leased or held through a Hak Pakai certificate.
This right grants the usage and control over the property for personal use. However, you are not allowed to rent it out.
Hak Pakai title is generally 25 years, with potential extensions and renewals, which can result in a total duration of 90 years.
Hak pakai is an option, if you are not planning to rent out your house.
Foreign-Owned Company (PMA): Foreigners can establish a Foreign-Owned Company (PMA) in Indonesia, which can acquire freehold land. This option, for commercial purposes, involves specific requirements and procedures and usually requires a local nominee structure.
PMA is not an option for Kampoeng Belanda and its residents.
The Freehold option is limited to Indonesian tizens only.

The best option for foreigners who want to retire in Bali, is to enter a Leasehold Agreement.

Questions regarding Leasehold
Is Leasehold a good idea, when it only covers 25 years?
Yes, leasehold is a wise choice.
First off, compared to a Freehold, a Leasehold has much lower initial upfront fees.
Second, even when the lease expires, you are still the home's owner.
Third: You have the possibility to extend the Leashold with another 25 years, or you can sell your Leasehold agreement.
Low living costs:
Think of Leasehold as a very long-term lease.
For example: you would be living there for about 22 euros a day, if you purchased you Leasehold for 200.000 (Exchange rate: November 2025)
Renting out your house thus becomes appealing.
Is it possible to own a Leasehold for the sole purpose of renting it out, rather than living there myself?
Yes, you can purchase a Leasehold, and offer your house for rental.
Kampoeng Belanda will assist you in renting out your house.
What happens if I have a Leasehold, that I need to terminate after 5 years?
Your Leasehold contract is transferable. The remaining years of the Leasehold Contract can be sold.
Kampoeng Belanda will assist you in selling your Leasehold contract.
What if I plan to live in Bali, only for a couple of months per year?
You have the following options:
Option 1: You can purchase a Leasehold, live in your house, and rent out your house when you are not occupying it yourself.
Option 2: Or you can rent a house for the months that you will be in Bali.
Note:
For renting out your house to the general public yourself, you need a "Pondok Wisata" License.
An easier way is to let Kampoeng Belanda handle it. Kampoeng Belanda has the necessary licenses.
What happens when my Leasehold expires after 25 years? Do I lose my investment?
You still the owner of your house, after the Leasehold expires.
You can extend the Leasehold and continue living there, or you can sell your Leasehold,
or offer your house for rent.
I have not reached the age of 55 yet. I just turned 46. Am I eligible to buy a house at Kampoeng Belanda?
Yes, you can buy a house.
You may live in it yourself, (if you prefer to be among seniors), or you may rent it out.
What good is a Leasehold for me? In 25 years I will be 102! ...I don't think......
You can specify in a notarial deed, that your family, your heirs, or even a charity will inherit your Leasehold.
If not applicable, you can sell your Leasehold before then, and switch to a long-term rental.

What is included when I rent a house. Is it fully furnished?
A house Type A, that is rented out, is furnished, whith the basics.
Bedroom: 2 x 2m King size bed + 2 side tables
Office table and chair.
Veranda furniture: 2 chairs and a coffee table.
Kitchen utensils, etc
Ready for you to move in.
Questions regarding the Project Kampoeng Belanda
When will the Kampoeng Belanda project be ready, and when can we start living there?
We will start, as soon we have enough funds to initiate the project.
Our aim is to finance the project based on 50% Presales off-plan, and 50 % from a group of investors.
What is a Presales off-plan:
"Presales off-plan" refers to the sale of property units, before construction is complete, or even before construction has begun. This practice is common in real estate development, offering specific benefits and features, to both developer and buyer.
Benefits for Pre-Sales buyers:
You have the first choice choosing your house,
and Kampoeng Belanda offers you a discount on the Purchase Price.
In Indonesia, the primary agreement used for "off-plan" or "pre-sale" property purchases is the Conditional Sale and Purchase Agreement (CSPA or PPJB - Perjanjian Pengikatan Jual Beli). This preliminary, legally binding document outlines the terms and conditions that must be met, before the final title transfer can occur.
A CSPA must be made before a local Indonesian Notary.
How do I register, if I am interested to buy a house?

In short, the process is as follows:
Once avalable, we will send the developer’s site map, illustrations, and floorplans, for you to review, and to make a well-informed choice for a specific unit.
If you have made your choice, we will send you a Reservation form, which includes all the details of the unit of your choice, including conditions and prices.
3. A Booking Fee is paid to take the desired unit off the market. This your commitment to proceed.
4. Legal Due Diligence: You will (through lawyer or notary) review the draft sale contract and verify that the project complies with local real estate regulations (e.g., ensuring the developer has the necessary permits and an approved escrow account).
5. Sign the Agreement of Sale: A legally binding sale and purchase agreement (SPA) is signed by both the buyer and the owner. This contract outlines all terms, conditions, payment schedules, and expected completion dates.
6. Payment: Within a set deadline you will pay the agreed amount, minus the initial reservation fee.
7. Formal Registration: The owner or buyer's representative then registers the sale with the local land or real estate authority and the deposit is often
Health Insurance
Make sure that any medical expenses incurred in Indonesia are covered by your Health Insurance.
Most Health Insurances do cover such expenses, if not for more than a year overseas.
This implies that you must leave Indonesia for a brief length of time inside a year.
The other option is to adjust your Health Insurance, or take a Health Insurance in Indonesia.

Visa/Stay permit for Pensioners
To retire in Bali, you need a Pension Visa. (Kitas Lansia).

You need to go to the Immigration Office only once, for a photo and a signature.
International Driver’s License
If you plan to drive yourself in Bali (Car or Motorcycle) please apply for an International Driver’s license in your country of residence. In the Netherlands, you can get an International Driver's License at ANWB.
You will undoubtedly enjoy the Balinese culture, atmosphere, and welcoming, customer-focused Balinese people.
However, you are welcome if you like, to volunteer and give back to the underprivileged children in underprivileged communities, at one of the WINS Learning Centers located around Bali.
