What is the Role of BIM?
Building Information Modeling (BIM) is a process used to create detailed digital representations of structures by integrating data from multiple disciplines and storing it in an open cloud platform for real-time collaboration. By connecting teams, workflows, and data from design through engineering, construction, and operations, BIM helps teams work better together and realize better outcomes.

Oakland International Airport – Central Utility Plant
The intricacies of the electrical and HVAC systems of this $26 million project led to the construction company to rely on BIM. With professionals from multiple disciplines working in the same space, they were able to view the 3D model to avoid clashes and verify optimization before beginning construction. Once the design was complete, the firm decided to continue using BIM during construction because subcontractors could access the 3D model whenever they needed, they could leverage the reporting features to keep up to date of project status, and it would help keep the project on time by minimizing downtime and rework caused by mistakes.
2. Alto Tower
The cone shape of the Alto Tower, which at its top floor is almost three time the surface of the ground floor, addressed the challenge of limited space on the ground, but it created interesting design and production challenges. Parametric design, which is the foundation of success for BIM projects such as this, made it possible to account for the outward extension of the building’s double-skinned façade from floor to floor, and correctly measure the hundreds of glass windowpanes, none of which is the same size. In addition, with BIM automating the link between equipment, technical sheets, and plans, the construction company was able to offer the client accurate as-built records.
3. WeWork
The 525,000+ members of WeWork spread across 100+ cities enjoy shared workspaces and communities. WeWork’s goal is to accommodate the needs of any company quickly, whether move-in ready offices or on-demand amenities are needed. To achieve their goal, WeWork relied on BIM solutions to streamline the design and construction of their spaces by leveraging 3D design models to quickly iterate, analyze, and optimize designs, allowing them to repurpose, reuse, or build new spaces to meet the needs of new members.
