Our neighborhood has deed restrictions created when it was subdivided to build homes. These restrictions have been filed with the Delaware County Recorder. It isn't easy to search recorded documents if you are not familiar with the system. The best way to find specific documents is by book/volume number and page number. The recorder provided a page of instructions, included below for reference.
The original deed restrictions expired January 1, 2020.
The majority of the lot owners voted to renew the restrictions on January 5, 2021 until January 1, 2030.
There are also some guidelines created by the communtity over the years, but they have not been recorded as part of the deed restrictions.

As a result of the November 2007 special meeting, a standard mailbox has been adopted for the development. If you need to replace your existing mailbox, please use the new standard. Contact Cedar Craft at 614-759-1600. The price for a replacement in 2025 was about $510. This is for your information only, from recent work done for a neighbor, not a promise of a price.
(Note that this has not been incorporated in the deed restrictions, but the HOA offered a subsidy to encourage other mailboxes to be replaced in the past. Most mailboxes have been replaced.)

After some research and a lengthy discussion it was decided that we would not recommend the deed restrictions be changed. We determined that it would be more beneficial to set up specific standards for anyone, who, in the future would like to build a fence in our neighborhood. Of course these standards will apply to any fence that a homeowner would like to place on their property and plans must still be submitted to the association 30 days prior to construction. The only exception being those which must be place around a pool.
In the case of a pool are we are recommending that any and all plans must be submitted to the trustees of the Homeowners Association for approval. This must be done in advance, at least 30 days, of the pool being installed and must comply with all State, Local and Township laws as well as any conditions regarding homeowners insurance.
We also recommend that there be absolutely no Chain Link, Stone, Stockade, Shadowbox, or Vinyl fences allowed, under any circumstances. The Style and specifications of the fence that we do recommend are as follows:
Split Rail
Material: All wood (pressure treated or cedar). A clear preservative or sealant must be applied to the entire fence. Only a clear color will be allowed. This is to maintain it’s natural color and prolong the overall aesthetics.
If a homeowner wishes to place a wire mesh around the inside of the fence the only one that will be allowed will be one that is vinyl coated. This is to prevent rusting and again to maintain pleasing aesthetics. Also, the wire mesh may only be places around the inside of the fence and nowhere else.
Height:
Poles – 4 1/2 ft. • Top Rung – 4 ft. • Spacing – 3 rungs 16 in. apart
Location:
Fence must begin or come off of the very rear corner of the house and proceed to the rear of the property. There will be no fences allowed forward of this line. It must also be set back at least 3 ft. from the homeowner’s property line.
