The Kensington Krystal is essentially an office building with a small amount of retail space. The design concept of the tower is to create a unique landmark by adopting the idea of a dynamic "black crystal", which is very rare and valuable, standing at the marina harbor.
The building form was inspired by the Kensington logo - "K". The rising crystal tower gives an appearance of sharpness, elegance and energy. Its dynamic form commands attention along the waterfront.
The tower envelope is carefully crafted to carry through this idea to form a series of harmonic proportions.
We assigned a facade specialist to carry out all the facade 3D allocation points to achieve the required building shape.
2 Basements + Ground + 20 floors + roof. The building constructed to accommodate existing and the future IT and GIS departments requirements until 2015. My responsibilities were to do the design development; the studies required by DM and supervise the procedure. Beside co-coordinating between the end user and the owner (DM – Dubai Municipality, General Projects Department) from one hand, and the structural, MEP, landscape, roads and the quantity surveyors from the other hand. The project was anticipated to be constructed in two phases, Ground + 2 floors as phase one, then Ground + 20 office floors for rent in phase 2. A comprehensive Traffic Impact Study carried out to ensure smooth traffic flow around the already heavy traffic area around Dubai Municipality.
Ground floor plan implemented over google map to reflect the exact flow between the exciting Dubai Municipality building and the proposed design as well as the surrounding buildings and the traffic flow.
The plan is showing a theater to accommodate 600 person with simultaneous 14 foreign languages translation booths.
