Sky Tower, Abu Dhabi

The tallest building in Abu Dhabi 75 floors located at Alreem Island.. The project is part of the 8 phases project shaping what is called Shams Abu Dhabi Gate Towers. Project manager for Sky tower since NEB was assigned as the Architect of Record.
Preparing the working drawings is one of my responsibilities besides attending all co-ordination meetings and all the follow up with the client and Lead Consultant RW Armstrong (USA) from a side and almost 25 International Consultants on the other side. The tower achieved LEED silver certificate and it was the first building all over UAE achieving the LEED certificate requirements.

• Utilization of GFA : 187,703 sqm & coverage to its optimum limits deriving maximum value for money with a sustainable and iconic development.
• Three blocks laying on common podium levels connected and, by horizontal spine mass at all level are qualifying the project to act as one dynamic block with multiple choices of roof areas utilization for the recreation usage and rooftop gardens .
• Cars parking are secured in 2 basement levels and 5 podium levels within the maximum efficient parking rate in the market, accommodating the development requirements on 2,726 car parking spaces according to DM parking regulations.
• Main Entry level at upper ground floor/ concourse level to accommodate the residential three entrances for dedicated accesses
of residents as well as, distributing the pedestrian traffic and the vertical transportation means.
• Locating of the parking entrance at convenient places in a prestigious manner as well as for the services and public utilities to facilitate the development operation.
• Efficient design for the typical floor plates to allow for better returns on investment with the smart distribution of the public amenity to avoid any facility conjunction and creating various livable areas along the whole development.
Retail :
• Ground floor frontage retail for showrooms is facing the main road and high visibility from sheikh Zayed road with shopping, dining experience, café’s etc. facing the lake view are extending the lake promenade retails vertically with a Flexible design layouts matching all retail purposes .
Residential :
• The development to have a mix of Studios,1,2,3 bedrooms and Duplex units , Utilize the use of balconies and terraces. With Modern kitchen layouts.

• Balconies designed to emphasize maximum JLT Lake , Sheikh Zayed city views for the residents.
• Sun shading screens with glazed panels designed to allow for adequate shading
• Dynamic form of the facades has been derived from sophisticated patterns of Dubai City.
