What We Heard Report Summary
The residents stated that Lodging Housing situated alongside low density family dwellings does not align with the neighbourhood established values of the deeply rooted family culture. Lodging Housing is seen as a commercial business and not a family oriented use of a low desnity dwelling. Residents stated it will create traffic and parking congestion and a turnover of transient population that will not align to the stable community character and pride of ownership in the neighbourhood. Lodging Housing does not not align with the MDP goal to increase census population to support schools.

Based on the proposed addition of Lodging Houses to the Fort Saskatchewan LUB the proposed change does not align to the Land Use Bylaw objectives stated by the Planning Department.

100% of the residents indicated they do not support the proposed change to the City wide LUB to increase the number of Lodging houses beside low density familiy homes.

97% of the residents stated Lodging Housing does not align with the deeply rooted established neighbourhood character and would be detrimental to the supply of long term affordbale home rentals or supply of affordable homes for ownership.

Some Key Feedback
The neighbourhood has a strong family character and the pride of ownership and Lodging Housing does not contribute to long term family population growth to support the schools.
This does not align with the residents Municipal Development Plan focus for growth in the neighbourhood to support schools.
established neighbourhoods need long-term families to sustain our schools and community, not investor-driven, short-term Lodging Houses that drive up home prices and increase neighborhood turnover.
Each family home that is converted to a Lodging House for short term individual bedroom rentals directly reduces the affordable family housing supply and drives up long term rental prices and affordable home prices.
Lodging Houses are transient in purpose and leads to lack of care and ownership and this is counter to relationship building and pride of ownership.
The neighborhood has been growing with young families and allowing these rentals would stop that entirely as these houses would only be bought for profit.
Boarding houses would NOT align with the established character.. We are family houses while boarding houses are mainly transient.
People love this neighbourhood. We have spent many years building our culture which includes young families (we have four new kids on our street), working class, retirees, seniors.
the neighbourhood character is a low-density neighbourhood built around long-term residency and neighbours who know each other. Lodging Houses are the opposite: a motel-style rental model with up to 6 unrelated occupants per home.
