Under legal guidance, as of December 2018, the Board has voted to reinstate the process to collect dues which are in arrears. When your dues became past due as of Feb 5th the series of events are as followed: $$ late fee assessed each month, $$ fee from management company to process monthly statement, $$ a letter from the attorney after March 5th of intent to collect for non-payment, $$ a notice to place a lien sent in April, $$ $150 minimum fee to process the lien on the property and $$ then foreclosure. The process we previously had in place, which would cost everyone much less fees, had to be discontinued. PLEASE DO NOT IGNORE these notices. It can lead to foreclosure! ($$ indicates when attorney fees start to escalate.)
The dues cover the cost to maintain the common areas (cul-de-sacs), entrances, legal fees, improvements, repairs, security patrols, storm drain repairs/maintenance and liability insurance, as well as the management company fees. We have great plans for our sub and would like to see it flourish to become a place we are all proud to be a part of but without the majority participating this will not be possible.
