Question:
Given that the MCA/TMCC Clubhouse Building has been severely damaged due to the hurricanes, what are the the alternatives to provide a meeting and dining space for the entire MCA/TMCC community?
Background:
The Clubhouse building will take years to renovate. Many of the delays are out of our control. Look how long it took to build the Health and Wellness building, and the Pickleball courts. During this time, it is expected that many of the current TMCC members will quit their memberships, further reducing revenue.
While not owned by the MCA or TMCC, the Meadows Pub has also closed, removing another alternative within the Meadows where residents can meet. Residents are eager to find a local alternative, with a renovated Center Court Lounge filling that need.
The Center Court Lounge is in a good location, but both the indoors seating space and kitchen are too small. Once the Pickleball courts open, demand for food and beverages at the Center Court Lounge is expected to increase, requiring greater capacity.
The Center Court Lounge bathrooms need to be renovated and expanded, especially with the additional Pickleball courts expected to bring in many more people requiring the bathroom facilities.
Since the Center Court Lounge is open to all people, revenue is expected to be higher than a members-only facility.
The following proposal and diagrams are just a starting point. I have no experience designing or running clubs or restaurants but wanted to start the discussion. Below is one possible solution for providing meeting and dining space for all residents while plans are being developed for the repair, renovation or removal of the Clubhouse building.
Proposal:
Keep the golf courses and tennis courts well maintained and fully functional. “Dry-in” the Clubhouse, but nothing more.
Instead of spending MCA funds to renovate the Clubhouse, we need to redirect our MCA funds to renovate or rebuild the Center Court Lounge, a facility that all MCA members can use, including TMCC members.
Relocate the tennis pro shop, perhaps to the golf cart barn.
Use part of the vacated pro shop to build out a new kitchen. This kitchen does not need to support banquets but needs to have the capacity to effectively support an expanded Center Court Lounge.
Expand the indoors seating by including the area vacated by the tennis pro shop, nearly triple the current indoor seating.
Create an Indoor/Outdoor bar that can be closed off to secure the lounge, or when required by weather conditions.
Provide additional covered seating on the main deck, including a pavilion for musicians or DJ’s.
Minimize the downtime of Lounge activities during periods of construction through proper project management.
·Rent temporary food, drink, and bathroom facilities to provide uninterrupted services during periods of construction.
