The STANDARD INSPECTION includes:
Thermal imaging! Gas leak detection!
Safety: Operating fire alarms/sprinklers and carbon monoxide; conditions of stairs/rails
Structure: Bowing or sagging elements, problems with the visible foundation, floors, walls, ceilings, stairs, windows, drainage systems
Roof: Condition of shingles and chimneys, vents, gutters
Attic: Proper ventilation and insulation; signs of water damage
Basement: Solid foundation, floors, and walls; signs of water damage
Interior Plumbing: Damaged/leaky pipes, proper water temperature, functioning showers, tubs, toilets, and sinks
Electrical: Condition of visible wiring; function of circuit breakers and outlets; light fixtures and fans
Gas: Gas leak detection for gas appliances
Appliances: Operation of appliances such as stove, dishwasher, refrigerator, washer and dryer if applicable
Heating & Cooling Systems: Furnace, air conditioner, water heater, chimney, and fireplace conditions
Attached Garage: Foundation, windows, ceiling, framing, roof conditions; electrical systems; functioning door
Exterior: Proper clearance between ground and siding material, paint/siding condition; working lights, outlets, and electrical systems
Grounds: Driveway condition, proper drainage and septic, fences, sidewalk
Insulation: Proper insulation in unfinished and/or visible areas including crawlspaces
Ventilation: Functioning vents and fans in kitchen, bath, etc.
