GENERAL:
Q. My company/employer will pay my rent. What do I need to provide you?
A. If your company is paying your rent, you need to provide the following:
Contact at the company handling the rent
Formal letter from the employer confirming this benefit, the allowed amount and how long they will pay the rent until.
Q. How do I know if I need a Guarantor/Co-signer?
A. If you are financially unable to pay or have bad credit, generally a guarantor or co-signer will help give the landlord piece of mind that someone is able to pay rent.
Q. What if I have bad credit?
A. You are welcome to submit your application for review and include a letter explaining why you have bad credit. We encourage you to consider a guarantor/co-signer with strong financials and credit to assist you.
Q. Do my kids have to submit an application?
A. Yes if they are 18 years and older and living with you. They need to submit an application.
PAY STUB:
Q. I don't have any pay stubs, I get paid with cash.
A. Submit evidence, such as a bank statement, showing regular deposits of cash into your account to support your statement of income. Please circle which deposits were cash from your employment.
Q. I own a business and do not have a pay stub.
A. Generally most business owners will pay themselves. Provide your business' last two bank statements and a copy of your last year's personal return.
Q. Do you accept a W2 in lieu of a pay stub?
A. No. We need a proper current pay stub. However, you are welcome to submit the W2 in addition to the paystub to support your financial strength.
BANK STATEMENTS:
Q. I don't have a bank statement.
A. Show any brokerage accounts or form of savings to illustrate your capability to pay at least two months worth of rent and a security deposit. The funds need to be liquid-able to confirm that you are financially able to pay.
If you have a guarantor, their bank statement can satisfy this requirement if they have sufficient funds.
CREDIT REPORT:
Q. I have my own credit report will you accept that?
A. We require that all credit report be provided by RentSpree. Each property we have for lease will have its own RentSpree link. Once you complete the report, you should be able to view your own report and share it with us or with any other landlord in the future. This will also help you save credit application fees because this company is widely accepted amongst the Real Estate industry.
BUSINESS USE:
Q. I would like to rent the property for business use. What's do I need to provide?
A. Nature of the business will be contingent upon local city laws and ordinances.
Submit the application for the business owner responsible for paying rent
A letter explaining the nature of your business and who will be the responsible entity
Copy of your operating agreement that shows you are the authorized representative to sign on behalf of the company
EIN tax confirmation from the IRS
PET DEPOSIT:
Q. Is the pet deposit for one pet only? I have two pets.
A. The deposit is set for one pet. However, you are welcome to submit any additional offer or proposal you may have for the landlord's review.
Q. Is the pet deposit refundable?
A. As part of the normal security deposit, it will be processed and refunded as per CA tenancy laws and is subject to deductions related to damages caused to the property. The pet deposit is incorporated into the standard security deposit, raising the overall deposit requirement.
