Prepare complete listing package, including Residential Listing Agreement, disclosures, and internal brokerage disclosures. Review signed listing package for accuracy and compliance. Schedule photographer, and vendors for premarketing tasks.
Request & record HOA contact information, documents, application and transfer process if applicable
Order Natural Hazard Disclosure and obtain any Brokerage signatures
Pre-open escrow if needed for title search, etc.
Build local MLS, including photos and attachments (if any)
Verify popular websites are syndicating accurately
Schedule initial Broker Open
Ensure showing feedback requests are set to automatically push to all showing agents
Update listing status as needed
Draft listing extensions and/or modifications to terms, obtain signatures and update files
$75 due upon receipt of signed Agent/TC agreement, remainder due upon listing going live in MLS
Diamond Listing Package

All services from Listing Coordination plus:
Initial promotion of listing on agent’s social media (push to social media platforms and run agent paid promotion)
Coordinate and attend up to 3 inspections totaling 3 hours of onsite time, mileage included (additional time and mileage billed at à la carte rate)
Coordinate and promote up to 3 open house dates, including sign placement (schedule, promote in MLS and on social media platforms. Print flyers and light refreshments (snacks and water) dropped off shortly before start time.
$175 due upon receipt of signed Agent/TC agreement, remainder due upon listing going live in MLS
