Traditional U.S. shopping malls have been in crisis for the last several years. The growth of superstore chains and the rise of online shopping have crippled many retail centers across the country, forcing them to adapt to a rapidly-changing business landscape.

City officials hope that a planned redevelopment project for Carnation City Mall will give new life to the once-bustling retail facility. As Alliance looks ahead to the highly-anticipated project, several weigh in on how shopping malls have transformed over the years and what they anticipate for the future of city's retail property.

"One big thing that made a difference was the rise in transportation availability," said Lucas Engelhardt, associate professor in the department of economics at the Kent State University Stark Campus. "Cars changed a lot and they became more popular and more common. That then allows for say a single shopping mall to serve a much larger area and for people to get to it."

The Mall Company started construction on Carnation City Mall in spring of 1983. When the mall opened its doors, the surrounding area was largely undeveloped, with most of the city's business activity occurring downtown. But many stores followed the mall to western Alliance.

"One of the big benefits that a shopping mall has compared to previous possibilities is that you have lots of different things you can buy in one relatively small space," Engelhardt said. "But Walmart does the same thing. In fact, (it) makes that space somewhat smaller and the checkout process easier and faster."

The one-stop-shop philosophy that once made malls a success soon became their downfall. Combined with the increase in online shopping and the lingering effects of the coronavirus pandemic, the retail landscape has made it difficult for many malls to stay afloat. A 2020 study from Coresight Research estimated that roughly 25% of American shopping malls will close over the next three to five years.

Rolling Acres Mall in Akron closed in 2008 after many years of decline. The city took ownership of the property, demolishing the former shopping center in 2016. Four years later, Amazon opened a 640,000-square-foot fulfillment center at the site.

Alliance native Maria George, 58, visited Carnation City Mall on a Friday morning in January. She was one of a handful of patrons at the shopping center. She did a "decent amount" of shopping at the facility growing up and hopes to see a variety of stores come to the city through the redevelopment project.

The Century City makeover also is an attempt to rethink the mall experience, as shopping centers have struggled and retailers have shuttered under increasing pressure from online sales. Westfield Century City and other retail centers have been adding restaurants, gyms and other features to make going to the mall more experiential.

In a major shot at online shopping, the official grand reopening of the Westfield Century City mall is set for Tuesday, with officials ready to show off the $1 billion in renovations developed over the last two years.

Online shopping from giants such as Amazon has taken significant traffic from traditional in-person malls in recent years, and the owners of the giant Century City facility have taken a $1 billion gamble that they can get shoppers to leave their computer screens and visit a real mall.
