📜 Legal Requirements, Tourist Tax & Beach Amenities
Dear Guests, in accordance with Italian Law and regional tourism regulations, we kindly inform you about the following mandatory procedures required for your stay.
Identification & Police Reporting (Questura)
• Upon arrival (or prior to check-in), all guests must provide a valid government-issued ID or Passport. By law, we are required to register all guest details with the Italian Police portal (Alloggiati Web) within 24 hours of arrival. Minor guests (under 18) must be accompanied by their parents or by an adult with appropriate parental authorization.
Short-Term Rental Agreement (Contratto di Locazione Turistica)
• To comply with Italian tax and regional laws for holiday homes, a standard, non-commercial short-term rental agreement will be signed at check-in. This protects both you as the guest and us as the hosts during your stay.
City Tourist Tax (Tassa di Soggiorno)
• The Municipality of Olbia requires a tourist tax for non-residents. This fee applies for the first 7 consecutive nights of your stay; currently, the tax is €3.5 per person per night. Children under 16 years old are exempt.
• Payment: Please, the tax must be paid in cash upon arrival during check-in.

IT090047C2000R2217, consisting of three rooms with a kitchenette and bathroom, courtyard with barbecue, private parking, fully furnished, owned by the HOST. The GUEST accepts the property in its current state of fact and law, exclusively for tourist use.
2) Prohibitions and House Rules: The GUEST agrees to use the property exclusively for tourist purposes. Subletting or granting use to third parties is prohibited. A maximum of 4 registered people are allowed. Pets are not permitted. The GUEST must preserve the property with due diligence and explicitly agrees to respect the House Rules (Annex A).

Dear Guests, welcome to Casa Maestrale! Please read carefully our house rules:
1) CHECK-IN & CHECK-OUT: Check-in is available from 4:00 PM. Check-out must be strictly within 10:00 AM to allow cleaning for the next arrivals.
2) QUIET HOURS: Please respect the quiet hours from 1:00 PM to 4:00 PM and from 11:00 PM to 8:00 AM. Loud noises, loud music, or parties are strictly prohibited.
3) AIR CONDITIONING: To save energy and protect the environment, please turn OFF the air conditioning every time you leave the house or when windows are open.
4) WASTE DISPOSAL (Raccolta Differenziata): Sorting waste is mandatory by local law. Please follow the garbage calendar located in the kitchen. Incorrect disposal will result in penalties.
5) CLEANING & CARE: Please keep the property clean and take care of the furniture and kitchenware. Do not move furniture from its original position.
6) PETS & SMOKING: Smoking inside the house is strictly prohibited. Pets are not allowed in the property.
7) PROTECTION OF NATURE (Sardinia Beaches Law): It is strictly prohibited by regional law to collect, take away, or export sand, shells, pebbles, or stones from the beaches. Heavy financial penalties apply at the airport controls. Please protect our beautiful island.
