Submit your NHG incidents ASAP!
Currently, our RA Committee are drafting separate letters to send to NHG highlighting the key issues we are focusing on as a collective. These are:
Rent Increase Discrepancy: The basis and calculation of the 4.8% rent increase applied from 1 April 2026, in respect of which the Association requires written clarification;
Heating & Hot Water: Ongoing failures in the provision of heating and hot water, which have affected multiple leaseholders over an extended period (especially emergency incidents during the winter period);
Safety & Security: Repeated failures of automatic entrance doors on both blocks, raising concerns about building security and the safety obligations of the landlord; and
Service Charge Breakdown & Building Maintenance: The absence of itemised service charge accounts for the year ending 2025, the lack of a documented complaints and response procedure, and a pattern of building maintenance failures including recurring bathroom leaks affecting multiple floors across the building.
Failure of Communication, Complaints Procedure, and Transparency: The systematic failure by Notting Hill Home Ownership Limited to maintain adequate communication channels, to publish and apply a documented complaints and response procedure, and to provide residents with clear and consistent guidance as to the appropriate points of contact for building management matters.
In order to strengthen these arguments, we must provide as much evidence to show that a number of us have all had the same experience when dealing with the above issues.
