The Association exists to give residents a unified and authoritative voice in dealings with our managing agent and freeholder.
Our objectives are to:
Scrutinise service charges and ensure residents receive fair value for the costs they are asked to meet
Monitor building maintenance, defects, and safety, and pursue resolution of outstanding issues collectively
Ensure transparency and accountability in how Calico House is managed
Foster a sense of community and mutual support among residents
Organise and represent residents in formal consultations about major works, managing agent appointments, and building decisions that affect us all
The CHRA has applied for recognition as a Recognised Tenants' Association (RTA) under section 29 of the Landlord and Tenant Act 1985. RTA status gives the Association statutory rights that individual leaseholders do not have, including the right to be consulted before the managing agent is reappointed, to be notified of and consulted on major works contracts, and to appoint an independent surveyor to inspect the building's accounts on behalf of residents.
