Concerned Resident,
I would like to thank the creator of this website for helping bring some clarity to the important issues being proposed at the September 19th HOA meeting. Having a place where neighbors can review the information and better understand what is being discussed is truly helpful.
I am happy to see that the neighborhood has started to clean up. I do agree that we should stand by what the governing documents allow. There is a reason they are there, and they should be followed consistently and fairly.
At the same time, I believe it is important that we understand exactly what is being proposed, why it is being proposed, and how it may affect homeowners. We should be able to ask questions, review the details, and make informed decisions without feeling pressured.
I hope the upcoming meeting will be an opportunity for respectful discussion, transparency, and a willingness to listen to all sides. and that our neighborhood continues moving in a positive direction while respecting the rights and concerns of its residents.
ADMIN RESPONSE: Thank you so much for your participation

Anonymous Resident,
Thank you so much for this forum! Unfortunately, I will not be able to attend the very important homeowners meeting on September 19th. I will be attending the funeral service of a dear one. Will there be a way to vote by proxy on the issues? I hope so. There is the possibility that I am not the only homeowner who will not be able to attend the meeting. Please advise if possible. Thank you!

I appreciate whoever took the time to put this website together ahead of the September 19th HOA meeting. Having the information available gives everyone a chance to understand what’s being proposed and form their own opinion.
I’ve really enjoyed seeing the neighborhood clean up and come together. I know the recent warnings and, in some cases, fines haven’t necessarily been popular, but I think the results are becoming noticeable. More homes are being cleaned up and maintained, and it has honestly motivated me to continue improving my own home just to keep pace with what I’m seeing around the neighborhood. The HOA improvements, such as painting the pool fence and brick signage, have also made a noticeable difference.
I also think it’s important to recognize how much this neighborhood has changed financially. Homes that originally sold for around $90,000 in the 1990s are now selling for $300,000+ in our neighborhood. For those of us who have recently invested that kind of money into buying a home here, I think it’s reasonable to want the overall appearance of the community to reflect those values. Some properties still look like they haven’t received much attention in decades, and improving those homes benefits more than just the individual homeowner. When the entire neighborhood looks better, it makes the community more desirable and can help support property and resale values for everyone.
That’s also why I’m open to discussing HOA dues. I understand the bylaws address a 5% increase, but dues haven’t increased in quite some time. At roughly $26.25 a month, we can’t expect the HOA to continually make improvements while the cost of materials, maintenance, and services keeps increasing. I think there is still a lot we could accomplish to make an already good neighborhood even better.
At the same time, our governing documents should be followed and enforced fairly and consistently, and homeowners deserve transparency about what is being proposed and where their money is going.
I’d also really like to see more homeowners volunteer and get involved. There are plenty of people with strong opinions and good ideas, and I hope more of that energy can be put toward actually participating and helping build a stronger HOA.
At the end of the day, I want to see us continue raising the standard of the neighborhood. We’ve already seen what a difference some cleanup and improvements can make. If we keep that momentum going, I believe it benefits every homeowner—whether you’ve lived here for 30 years or bought your home recently.
ADMIN RESPONSE: Thanks for your time in writing this

I would like to take the time to thank you for doing this. I have spoken to many neighbors and everyone is upset right now. In the 25 years of living here I have never seen anything like this. There are so many things coming at us so fast we cant keep up. I thought we had to vote on either 400 or 850 for the dues raise at this meeting so I was going to vote for the 400 option because I don't want it to be 850. I am glad to understand we can just decide to not vote when at the meeting for that subject and if they don't get enough votes our dues wont go up to that amount. My neighbor had a death in the family that was the money earner for the house and she is on a limited budget. She has been crying about this for weeks and thinking she might not have the ability to buy enough food or medication. I pray that everything works for the best at the meeting and the HOA decides to be transparent about everything.
ADMIN RESPONSE: Thank you so much sharing your thoughts

We vote to get rid of the HOA entirely. We've lived here 33 years and this is the first time we've encountered anything like this. Times are tough for most of the people who live here and we don't need the added stress of someone threatening us with fines that we can't afford. These aren't "million dollar" houses. The current HOA President & VIce President haven't lived here long, and they knew what the neighborhood looked like before they moved here. If they don't like it, MOVE! They closed the pool early due to vandalism. we vote to get rid of the pool permanently. There is a public pool right down the street. The tennis courts haven't been used in years. We don't need the HOA , get rid of it!

I also have been asking why so many thing are trying to be done in a short amount of time. We have never had special assessments. I want to correct something you have written on this web site. We would still need to vote even if the amount went up to the $330. That should be a 3rd option on the ballet along with a no increase of dues option. It clearly states that in our Declaration. The board doesn't have the authority to do that by just a vote of the board members.
ADMIN RESPONSE: Thank you for that clarification. I will find where I misstated that and fix it.

I want the HOA to identify the specific provision of the Declaration that authorizes using a Section 4.05 capital-improvement special assessment to fund $15,000 in legal expenses.?
The June financial report showed $61,502.24 in the bank. Why is a $59,682.43 assessment necessary?
Why is the detention-pond allocation still $15,000 when the Board now says the actual work is $10,300?
ADMIN RESPONSE: We hope for the HOA to be transparent in many subjects and they have the link to this web site so they can answer if they want.

The fact that Trevor, the HOA President, is declaring that he will immediately petition the court for receivership if homeowners do not vote the way he wants them to raises serious concerns about his approach to leadership.
If he is unwilling to work with the community and is prepared to pursue receivership over a disagreement about the vote, I believe he should immediately resign.
During a conversation with a homeowner on Sunday, after being questioned about receivership, he reportedly said, “I WILL DO IT!”
The word “I” isn't in the word “team,” and that is not how an HOA should be governed. The authority of the presidency should never be used to intimidate or pressure homeowners. Instead of working with the community, he appears to be acting as though he is its dictator.
Yes, the homes may be looking better, but when you lie, deceive, and threaten, all that good work turns a blind eye to the very people it was meant to serve.
